Overview
Lying just a short distance from the village of Claverdon, surrounded by rolling countryside, The Barn at Kington Grange is in a beautifully rural setting.
Sympathetically refurbished, the Barn is a fabulous blend of old and new with vaulted ceilings, and a delightful wood burner. Stone floors are warmed by underfloor heating, mid-century furniture is strewn with plump cushions, giving vibrant pops of colour, and everywhere you turn there is something interesting to look at. The open-plan kitchen and dining space is crisscrossed with beams, framing the vaulted ceiling, and is light and airy, with floor-to-ceiling windows and double doors opening to the courtyard. Three spacious bedrooms sleep six guests comfortably, and each bedroom has its own ensuite bathroom.
To the rear of the property, there is a private garden area with a lawn, perfect for garden games, and a patio with a table and chairs where you can enjoy alfresco meals during the warm evenings. Guests are also welcome to use the owners' tennis court, by prior arrangement. There is parking for four vehicles on the private drive.
Ground Floor
Entrance Hall:
The front door opens into a spacious entrance hall with stone floors, an apex ceiling (with a pendant lamp) and a wall mirror. From the hall, there are doors leading to the utility room, the master bedroom, and a useful cloakroom with a W.C.
Bedroom One:
From the hall, there is one step into the peaceful master bedroom. This spacious room features a super king-size bed, which can be a twin on request, with crisp white linen, navy and teal throws and an octopus print cushion. White circular tables stand on either side of the bed, topped with quirky dog lamps. There is plenty of storage, with a built-in wardrobe and a dark blue chest of drawers. Double doors lead out to the rear garden, whilst beneath the window, to the front, there is a vintage, glass-door bookcase filled with books. Further light comes from the ceiling Velux.
Ensuite:
This spacious ensuite bathroom is fully tiled with a bath positioned beneath one window, where you can soak the cares of the day away and listen to the sounds of the countryside. There’s also a separate shower cubicle, a W.C, a built-in vanity unity housing the handbasin, and an airing cupboard and full-length mirror.
Utility Room:
Here you’ll find the washer-dryer, clothes airer, and an iron and ironing board. It’s a handy room where you can store outdoor gear if needed.
Cloakroom:
The cloakroom has a W.C, hand basin and coat hooks behind the door. You’ll also find some fun Shakespeare-inspired artwork!
Living Room:
The living room has an almost Scandinavian feel about it with the pale grey stone floor, painted timber wall, sheepskin rugs, high ceiling and cream wood burner adding a cosy warmth. The mid-century-style, three-seater sofa and armchair are upholstered in grey, lifted with velvet cushions in navy, mustard yellow and orange. The large TV is perfect for evenings in. A bookcase is stacked with games and there’s a delightful children’s rocking chair and footstool for little guests. Two sets of double doors flood the room with light and give access to the patio and rear garden.
Kitchen/Dining Room:
There is one step from the living room into the kitchen and dining room. This modern, open-plan space has a high ceiling framed with beams, dove grey units topped with dark granite surfaces and a central island. The eye-level, built-in oven makes meal preparation a breeze and the fridge-freezer and dishwasher are concealed from sight behind the cupboard doors, along with everything needed for a self-catering stay. Two stools sit beneath the island, making it a congenial spot to sit and chat, and you can’t fail to spot the personalised kettle and toaster, created by the artistic owners.
The dining room features a wooden dining table and chairs to seat six, set beneath a double pendant light fitting. A vintage sideboard and open bookshelf add warmth and character to the room. A two-seater sofa and armchair in the same style as those in the living room make a comfortable place to relax in front of the double doors that open to the courtyard.
From the end of the dining room is a doorway through to a hallway and two further ensuite bedrooms.
Bedroom Two:
This spacious bedroom has twin single beds and features a delightful bee design on the lampshades and clever blackout shutters, shading the original narrow windows of the barn, which have been made by the talented owner. The vintage-style dressing table is topped with a triple mirror and further storage comes courtesy of an open hanging-and-shelf unit. Velux roof windows give natural daylight.
Ensuite:
The ensuite has a step-in corner shower, a vanity unit with a hand basin and a large circular mirror above, and a W.C.
Bedroom Three:
The third bedroom has a king-size bed, the base is beautifully upholstered in a dragonfly print fabric. The pale terracotta walls and teal colours in the artwork and soft furnishings add to the warmth and charm of this room. Circular bedside tables stand on either side of the bed and tall floor lamps, with reading lamps attached, provide plenty of light. Storage is available with the open hanging-and-shelf unit, while a window looks out into the courtyard.
Ensuite:
The ensuite for bedroom three features a step-in shower with two shower heads, a vanity unit with a hand basin, a large circular mirror and a W.C.
Outside
The Barn at Kington Grange has a private garden to the rear, with mature plants, a lawn area, and a patio by the house, where you can enjoy pre-dinner drinks and alfresco meals, there is also a charcoal barbecue (please supply your own charcoal). Spend an evening in the luxurious hot tub, tucked away in adjacent open barn beneath twinkling lights. The lawn is a great space for garden games and a selection of outdoor toys for children is available if required. There is parking for three cars on the private drive.

Our hosts were extremely welcoming and friendly. We were there for a work trip so were leaving early and arriving late each day but no ask was too small. We felt very at home. The house was beautiful and extremely comfortable, we cooked at home several nights and found the kitchen very well equipped. The bedrooms and bathrooms were spotless and great water pressure and hot water available for the showers. The surroundings are very peaceful and felt safe and relaxing.

This was a perfect location for us, halfway between us and family we were meeting up with. It was easy to find and it was good that there were a few pubs and villages close by.
The house was really tastefullly decorated and furnished, and the ensuite bathrooms were spacious and modern and were a great find for us. The back garden was enclosed with plenty of room for the dogs to runaround in, and had plenty of furniture to sit and enjoy food and drink outside. And even though the hot tub was across the courtyard it still felt quite private.
The hosts were very friendly and sorted out any minor issues straight away for us. We'd definitely stay here again.

Really Wonderful Base For Our Stay

We used the Barn at Kington Grange as our base for the celebrations around out sons wedding and it was perfect for this. Great space and great having three en-suites with everyone getting ready on Saturday morning!! Loads of living space as well and great having the garden and hot tub. Beautiful barn with lots of interest in a lovely area. Henley in Arden gorgeous, and we visited Ann Hathaways house.
Well equipped with everything you need - look in cupboards and baskets for bits and pieces like hair dryer.
Lovely little secure garden, sun trap in afternoon.

The outdoor seating was damp and dirty and the BBQ hadnt been cleaned but maybe first use of season? As soon as we told Suzy she came to clean it.
There is a pizza in freezer and drawers under cooker need a clean.
Deep internal step between lounge/kitchen which our elderly dog had a bit of a problem with.
A group used the barn when we were there which mucked up parking a bit.
Working farm next door.
Overall we liked it very much and would probably return.

The Barn at Kington Grange is a large comfortable barn with great furniture, cozy fire and large rooms (all en suite). We loved walks from the door, wild swimming on site and playing tennis. The nearest village is small and quiet (still picturesque) but Henley is only 5 minutes further away and has great pubs, restaurants and shops. Kington Grange is really well located with Stratford, Warwick and Birmingham all easily reachable. Special mention for Susan and Phil who were incredibly welcoming and gave great advice. We stayed in The Barn at Kington Grange as three couples, with two dogs. Prior to arrival, the hosts were friendly and responsive and made us feel very welcome.
The accommodation is impressive. Open plan living and dining area, with high ceilings and plenty of light - an inviting social space. Spotlessly clean, well appointed and stylishly designed - with mid-century furniture and plenty of art. You feel very much at home here.
Rural location. Handy for Stratford and Warwick, with plenty of countryside walks close by.

The Barn is lovely. Its very comfortable and well equipped. We sat outside in the sun in the evening and for breakfast, and although we were incredibly lucky with the weather, it was spacious and comfortable inside too.
We were given lots of very useful information by the extremely friendly and helpful owner. Susan was away when we stayed but we were still well looked after.
The Barn is well placed for food and walking. Our visit to Warwick Castle was very enjoyable and the birds of prey demonstration was truly outstanding.

An excellent venue for our trip away to Stratford -upon -Avon. Super facilities with a warm and friendly welcome.
We thoroughly enjoyed our stay very relaxing and venue very close to all areas we wanted to visit.
We also got a chance for a quick dip in the lake.
Only suggestion we would like to make is :
Bath sheets would be a much cosier and better option than the smaller bath towels provided.
We will certainly recommend to friends and family.

Idyllic Cotswolds Getaway

I recently had the pleasure of staying at this delightful holiday property nestled in the heart of the Cotswolds. The location was truly fantastic, offering both tranquility and accessibility. It was just a short drive away from Warwick, Leamington Spa, and the charming Stratford-upon-Avon. What's more, we were pleasantly surprised to find it was a mere 50-minute drive from the picturesque Bourton-on-the-Water, allowing us to explore the Cotswolds to our heart's content.
The property itself was a dream. Light and airy, it provided the perfect retreat after our daily adventures. With ample hot water and a kitchen equipped with everything we could possibly need, it felt like a home away from home. Perhaps the most enchanting aspect was the serenity we enjoyed throughout our stay the only sounds we woke up to were the delightful birdsong in the mornings.
Lastly, I must commend Susan, our wonderful host. Her responsiveness and flexibility made our stay all the more enjoyable. It's rare to come across such hospitality, and it truly added a special touch to our Cotswolds getaway. I wholeheartedly recommend this property to anyone seeking a peaceful and convenient base for exploring this stunning region.

We stayed at the barn for a work trip and it was absolutely amazing. We were greeted by Phil who showed us around and made us feel welcome. Sue came round later to introduce herself, they were fantastic hosts.

Thanks for asking again for a review. However I see little point in writing one, as our stay was dampened by our noisy neighbours in the larger barn next to us. Which, upon two evenings, continued until passed 1:30am. Giving my wife and myself a pretty poor sleep.

Brilliant stay in lovely accommodation

My family have just returned from a fabulous stay at the Barn. We have three children aged 5,4 5 and 1 and also travelled with my parents. The house had plenty of space and the layout was ideal with the bedrooms at either end of the living space. They garden was great and secure for small children and there were lots of helpful touches including a high chair, travel cot, garden toys and books and games for the children. The owners were incredibly friendly and helpful, even unpacking our groceries for us when we were late arriving! Its really quiet but in a great location for visiting the local area - we enjoyed Stratford (especially The Farm for lunch) and Warwick Castle which was a hit with all ages. If you have very small children the house does have a few internal steps and quite a lot of furniture for little people to explore but generally it was one of the best holiday houses we have stayed at with young children. Thank you for a brilliant stay!

Extended our stay

We originally booked a stay Monday to Friday for me and my husband, 3 children and our dog. We extended for another week and the accommodation was perfect for us and the weather was glorious. Lots of space and an enclosed garden meant we were very comfortable and didnt need to worry about the dog escaping. The kids loved the tennis court and theres lots to do nearby or a short drive away. Try spot on the wake, nearby water sports centre it was fab. Phil was very helpful during our stay.

Great venue for a family get away

Thoroughly enjoyed our long weekend in August. The Barn is comfortable, stylish and well equipped. It's all on one level which my elderly Mother really appreciated. Very quiet at night so we slept well. Phil and Susan are charming hosts, couldn't have been more helpful and responsive. Highly recommend this property.
