Overview
Stoneleigh is full of charm and warmth from the moment you arrive. Built in 1832 its historic interiors have been carefully curated with modern touches and stylish collectables. Exposed beams, wooden flooring and Cotswold stone act as reminders of the life this cottage once lived.
Beginning downstairs, Stoneleigh has a wonderful communal flow, with each room leading you into the next. A comfortable seating area surrounds the woodburning stove which rests within an inglenook fireplace of exposed stone. Sink into the sofa and watch the world go by, opening a bottle of wine to really relax. It’s hard to miss the quirky sheep stool which watches over the proceedings. Beside French doors which invite you into the garden, a dining table is waiting to be set for meals of local fare. Tucked at the back of the cottage is the fabulous kitchen where a large AGA warms the space and gives you more than enough room to cook up a feast. Even the ground floor cloakroom has a splash of personality with eye-catching wallpaper. Upstairs both bedrooms have their own personality and a sense of easy elegance. Bespoke décor and top-quality beddings make these rooms a real retreat, and you’ll have your own en-suite no matter which bedroom you choose.
Stepping outside Stoneleigh the garden is just as lovely. A dining terrace gives you space or an al fresco meal and there is a coffee set with sofa and chairs. It is your own little haven of peace and tranquillity.
Ground Floor
Sitting/Dining Area
Arriving at Stoneleigh you step into the open plan sitting/dining area. Wooden beams above match the flooring and a sumptuous sofa adds a pop of colour. Inside an inglenook fireplace a woodburning stove adds warmth and atmosphere and there are two stools and cushioned window seats. A sheep stool adds some fun to your stay. The dining area is alongside the sitting area, just next to French doors which open to the garden. Letting the outdoors in it’s a lovely place for meals together. The table can be laid to seat four to six guests.
Kitchen
With an AGA, eye-catching Belfast sink and exposed stone wall the kitchen is full of intriguing details. You will find everything you need including a coffee machine, microwave and fridge/freezer. It is a pleasure to prepare meals here and the dining area is conveniently close to make dishing up and setting the table a breeze.
Utility
Just around the corner from the kitchen is a utility area. There is a washer/dryer, space to leave shoes and boots and charming horse shaped hooks for hanging coats. A side door takes you out to the garden and gated access to the street.
Cloakroom
At the end of the utility area, the cloakroom is a wonderful surprise. Decorated with a wildlife scene you can spot a giraffe, elephant and more while you freshen up. There is a WC and basin here.
First Floor
Bedroom One
The slightly larger master bedroom has an iron king-size bed making a statement in the centre of the room. To each side of the bed is a bedside table and there is also a wardrobe. High ceilings make this room feel spacious and airy and there is a window seat, historic fireplace and beams above you.
En-Suite
Looking over the garden this en-suite has a shower, statement basin and WC.
Bedroom Two
Bedroom two has a king-size bed with bedside table to each side. The room has been finished with unique hand-painted details and is a comfortable spot to put your feet up after a long country walk.
En-Suite
Fill the bath with bubbles and bathe beneath the exposed beams and Cotswold stone. The bath has a hand-held shower, there is a WC and basin and to one side is storage space.
Outside
The garden at Stoneleigh is made of two parts, a more relaxed sitting area beside the house and a raised dining terrace beyond. Planted borders add gradients of colour and there is a lawned area. Whatever time you stay there will be a wonderful display as the seasons change. It is a peaceful space for your morning coffee or evening drinks.

The Location
The village of Sandford St Martin is a great location for exploring with Oxford (14 miles), Woodstock and Blenheim (7 miles) and the northeastern end of the Cotswolds, particularly Chipping Norton, just 7 miles away. It’s a pretty and tranquil village, with mostly period, Cotswold ironstone houses and a church, St Martin’s, dating back to 1273. Opposite the church is the impressive Sandford Park, a Grade II* listed building built in 1700. Take a stroll around the village to the cricket green and you’ll feel as though you have stepped back in time. The village is also surrounded by footpaths and bridleways to the equally charming villages of Ledwell, Little Tew and Great Tew.
