Overview
The Old Stables is approached along, and sits on, the Cotswold Way, a national long-distance trail that crosses the Cotswolds from Bath to Chipping Campden. As you pass through the farm gates into the parent property’s farmyard, you’ll find the Old Stables tucked to one side of the farm with its own garden and patio overlooking pasture, a livery yard and the distant Hamswell Valley.
Built in 2020 from the farm’s original hay barn, the Old Stables is now a contemporary, light and spacious single-storey holiday home with an open plan living space that includes a large kitchen, roomy dining area and a living area with a wood burning stove. Along the hallway from the living room is a large utility room, three bedrooms - one single and two with king-size beds - an ensuite shower room and a family bathroom with an inviting, freestanding bath.
The Old Stables is on one of the most popular walking routes in the Cotswolds and is part of a farm with a horse livery, which guests can watch in action from the comfort of the barn and the garden, alongside the owner’s beef farming operation. The dining area’s bi-fold doors open to a raised deck, with a large refectory-style table and two long, solid wood benches and a BBQ. A step leads down to a lawn. To one side is a large gravel courtyard with space for three vehicles, while to the other is a hedge and trees, providing a natural screen between the Old Stables and the neighbouring property’s garden. The whole area has a wooden fence surround, making it secure for children and small dogs.
Ground Floor
Entrance/Utility Room:
Step through the front door into the multi-functional hallway/utility room where there are hooks for your coats and room to leave shoes and walking boots, as well as having laundry facilities, baby equipment (travel cot and highchair), a sink and storage space.
Open-plan living space
The combined living-dining and kitchen area, with its double-height ceiling, underfloor heating, wood-effect flooring and pale grey, white and clay colour scheme, creates a spacious and bright yet cosy living space where guests can spread out and enjoy the facilities.
Living Area:
The seating area has a three-seater sofa, with an occasional table and reading lamp beside it, a two-seater sofa, and a coffee table - all positioned to enjoy the smart TV and the wood burning stove.
Kitchen:
The C-shaped kitchen is fully equipped with all the appliances, small and large, needed for a self-catering stay, including an oven and hob, a fridge and freezer, a dishwasher and microwave. Stand at the double sink and enjoy the views to the tranquil scene of open Cotswold countryside beyond.
Dining Area:
A long, rectangular dining table with six chairs sits between the kitchen and the double bi-fold doors, making it the perfect place to enjoy either a cosy meal inside or welcome the outside in with the bi-fold doors open.
Head down the corridor, back past the entrance/utility room, to the bedrooms and bathrooms:
Bedroom One:
The single bedroom has a lovely view to the garden, pasture and horse livery. It is furnished with a full-size single bed, with a bedside chest of drawers and reading lamp. A hanging rail (not shown) is provided for guests to hang clothes.
Family Bathroom:
The good-sized bathroom features a free-standing, clawfoot bath with central taps and a hand-held shower, a walk-in corner shower with a rainfall shower head, a washbasin in a vanity unit with a mirror over, and a toilet.
Bedroom Two:
This spacious bedroom is furnished with a king-size bed with bedside tables and reading lamps, a free-standing wardrobe with hanging space and drawers and a full-length mirror. The bedroom looks out to the garden, gravel courtyard and on to the pastures beyond.
Bedroom Three:
The master, ensuite bedroom sits at the end of the hallway and is furnished with a king-size bed with bedside chest of drawers and reading lamps and a chest of drawers. A hanging rail (not shown) is provided for guests to hang clothes. The bedroom window looks out to the comings and goings of the livery stable and the parent farm buildings and beef cattle operation.
Ensuite Shower Room:
The ensuite to Bedroom Three features a walk-in shower with a rainfall shower head, a washbasin in a vanity unit with a mirror over, and a toilet.
Outside
Directly in front of the Old Stables, outside the double bi-fold doors, is a raised deck with an outdoor dining area and BBQ, which looks out to a lawn and on to far-reaching views across the livery fields and rolling countryside – the perfect spot for alfresco entertaining. To one side is a large gravel courtyard with space for three vehicles, while to the other is a hedge and trees, providing a natural screen between the Old Stables and the neighbouring property’s garden. Sit in the garden and watch the comings and goings of the liveried horses and the beef farming operation. The whole area has a wooden fence surround, making it secure for children and small dogs.

Just two-minutes’ drive away, along the A46 towards the M4, is a Shell petrol station shop selling a good range of basic items. For a better choice, head to Marshfield Central Stores, High Street, SN14 8LP (3 miles), which stocks a fabulous range of bread, fruit, vegetables, meats, deli items and more. And for a larger supermarket shop head to Waitrose in Bath (6 miles) or Chipping Sodbury (9 miles), or Sainsburys in Bath (5 miles).

The Old Stables is on the Cotswold Way, so you can walk directly out of the house and join this 102-mile national long-distance trail. For a long, out-and-back walk, head south on the Cotswold Way then north-west, striking cross country to Doynton where you can have lunch at The Cross House Inn. Or head north on the Cotswold Way to the National Trust’s Dyrham Park, a fabulous late 17th-century mansion, garden and deer park perhaps recognisable to many as the filming location of several films and TV shows, including Poldark, Remains of the Day and Sanditon.

The Old Stables is on the Cotswold Way just west of the village of Cold Ashton, which lies seven miles north of the historic city of Bath. As well as the easy access to Bath, it is perfectly located to explore National Trust Dyrham Park, Bristol and its vibrant harbourside and Balloon Festival, the American Museum & Gardens, Badminton Horse Trials and the villages of Lacock and Castle Combe. Just five miles away is the Avon and Kennet Canal – perfect for easy walking and bike rides, starting from the village of Batheaston from where you can head all the way into Bath. For guests wishing to visit Bath, there is an excellent Park & Ride facility at Lansdown (five miles) with a regular service that is well worth using as parking in Bath is expensive and limited.

Friends and I had a very delightful stay in this lovely three bedroom two bathroom property. Ultra clean, lovely and warm, with the option to use the log burner. A well equipped kitchen should you wish to self cater. There are lovely views from the kitchen and lounge window and although this property is on a working farm, there is little or no noise to interrupt your stay. Adequate parking for 2 to 3 cars which you can park very close to the entrance door for easy unloading. We drove into Bath which is approximately 7 miles away, and on a separate occasion we chose to use the park-and-ride which was brilliant and drops you straight into the middle of town. I would have no hesitation in recommending this property for hire.

A well appointed and comfortable cottage on a working farm in a great location, not far from a park and ride site with a frequent bus service into Bath. Lots to see and do in the area. We had a hiccup on our first morning when we could get no hot water for our showers, but the friendly owners offered help immediately and were able to sort out the problem very quickly for us, so we would have no hesitation in recommending this property.

The Old Stables was perfect: homely yet spacious, and safe for our small children and small dog (due to one level and enclosed garden). The cot and high chair provided were much appreciated, and the large open plan kitchen made everything much easier! Plus we were generously offered a tour by the owner of the farm, which the kids loved, especially collecting fresh eggs! We visited beautiful Bath and also found parks and shops nearby.

Accommodation is spacious and modern. Very clean. As declared it is a converted barn located on the edge of the farm yard. Hosts very friendly, milk, cookies and vegetable crisps supplied.The cow sheds are near and the cows are vocal early. Thoroughly enjoyed the property, had everything we needed.

Absolutely perfect for 5 family members and a great bonus that it was dog friendly. Super peaceful, quiet area and even though it is situated beside a working farm didn't hear anything and was idyllic with great views over the fields. Really appreciated and loved all the little extras eggs, milk, and other goodies which were most welcome after our very long journey. The house was immaculately clean and bathrooms with walk in showers were fabulous. Nearby area teaming with lovely pubs and close to main roads with easy access to M4. Super comfy beds and we all slept soundly. Felt like a home from home and large spacious open plan kitchen and lounge was fantastic. An enormous thank you to the hosts for ensuring our stay was so relaxed and welcoming. Would highly recommend and will definitely stay again when in the area. Everything you would want in a property and more.

We really enjoyed our 6 night stay over Christmas. The Old Stables is a very well designed space that worked perfectly for our family of 5. It is super clean, with comfortable beds and sofas. The kitchen is well equipped and we had everything we needed at meal times. It is very quiet even though it is on a working farm. Our Grandson loved seeing all the animals. The location is great with super views and close to many places of interest. We loved the Christmas tree and the welcome pack thank you.

We had a very happy week in the Old Stables. Our hosts were welcoming and helpful and were happy to show our granddaughter the horses and other animals on the farm which she loved. The location was great - near Bath and Bristol - and we also visited Westonbirt Arboretum which is not far away. The house was just right, spacious, warm and comfortable and very well equipped.

We were visiting our two grandchildren, energetic boys aged 11 and 8, and were extremely grateful to have the Old Stables to retreat to and recharge our batteries for the next days activities!!
The property has everything that you would wish for in a holiday let, and is very spacious and clean. Underfloor heating meant it was warm and welcoming in the evening so we could relax in comfort. Comfortable beds meant an excellent night's sleep (much needed!!).
Excellent location, close to both Bath and Bristol, with Longleat about an hour away - all of which were visited and enjoyed.

Family weekend for the girls

Really lovely pre-Christmas weekend with my sister and our two adult daughters. Brilliant location, less than 20 minutes easy drive into Bath, yet felt like we were out in the countryside at Old Stables with its livery yard and working farm. Easy check-in and out via key in lockbox, all worked well, welcome milk, wine and mince pies and a plentiful supply of tea, coffee and sugar in the kitchen - everything we needed for our short stay. Friendly but unobtrusive hosts, available via mobile if needed, living on site and kindly offering a tour of the livery yard and farm - but we had a full weekend planned so didnt take this up! Log burner made us feel very Christmassy, although we had to get firelighters and kindling when we were out so couldnt use it until the Saturday evening - perhaps we just couldnt find them, though, and it wasnt a big enough deal for us to bother the hosts with a Friday night call. Books, games and jigsaws provided for adults and children. Pillows were very hard but some of us had taken our own anyway, based on years of experience! Easy booking and then subsequent information via a guest portal, along with hard copy on arrival. Perfect for our weekend treat, thank you

Amazing place absolutely perfect for a country break

We absolutely loved staying at The Old Stable
its gorgeous, a great location and there is so much to see and do. The owners couldnt have been more helpful. The house itself is a beautiful conversion and is kitted out with everything you could possibly need. We loved that it was on the edge of their farm - seeing horses, cows and sheep from the windows every day. Wouldnt hesitate to go back!
