Overview
As you turn off the main road passing The Landers, up the gravel drive you are met by the wide-open space of the garden, with its large lawn, tall trees and countryside views reaching across to rolling Cotswold hills.
The Landers was originally two farmworkers’ cottages, which over the years have been combined into one long and spacious Cotswold home, cleverly updated with an extension on the rear. The black and white timber exterior belies the modern facilities within. On the ground floor are two comfortable living rooms both with Smart TVs – one with an open fireplace – and a dining room that comfortably seats 10, with an inglenook fireplace, a cloakroom and a contemporary kitchen with a breakfast area and large utility/boot room. The first floor is halved with two staircases leading up from the ground floor, a spiral staircase from the kitchen and a wooden staircase from the dining room. Upstairs are three king-size bedrooms and two twin bedrooms, with a contemporary family bathroom and shower room.
Outside, the three garden areas provide a fantastic choice of spaces to relax and play in, from the country cottage front garden to the huge lawn and garden room, and a large, heated swimming pool (open 1st May-30th September), with a surrounding patio, a covered hot tub, BBQ, chiminea and lawn.
Ground Floor
Side Entrance/Utility Room:
The Landers has a beautiful original oak front door, which leads into the front hallway. However, guests are asked to enter the property via the side door, stepping into a spacious utility room. This area, with stone floor and plenty of storage is perfect for removing shoes and boots, keeping a dog basket and doing the washing and ironing. This utility room is kitted out with a washing machine and washer-dryer, iron and ironing board, clothes airer, vacuum and cleaning items.
Kitchen-Breakfast Room:
The Landers’ beautiful, contemporary kitchen stretches the length of the back of the house from the utility room to the breakfast area at the far end, with a table and chairs, and a store cupboard where the highchair, stair gates and baby chair are stored. The kitchen is fully equipped with everything guests need for a self-catering stay, with a double electric oven, five-ring induction hob, fridge, freezer, wine fridge and dishwasher, plus a full range of utensils, crockery and glassware. The polished stone floor, with underfloor heating, perfectly complements the immaculate and polished preparation surfaces. The kitchen overlooks the swimming pool, hot tub, patio and pool garden. At the utility end of the kitchen is a spiral staircase leading up to Bedrooms One, Two and Three and the family bathroom. A side door leads out to the pool area.
Cloakroom:
Beside the spiral staircase and next to the door leading out to the pool is a handy cloakroom, with a W.C., washbasin and heated towel rail.
Living Room:
Leading off the kitchen’s breakfast area (down one step) is the cosy and inviting living room, which combines the original cottage features of open stone fireplace, wooden floor and beams with contemporary furniture and a large flat screen TV and DVD player. The plump and comfortable sofa with matching armchair allows you to gather around the fire. A second, statement leather chair is hidden in an alcove providing a quiet space to sit and read while waiting for the rest of your group to be ready to go out.
Hallway:
The impressive oak front door opens into an original cottage hallway, now situated between the dining room and living room, and features a beautiful 17th century wooden arch. Guests will find a desk and brochures of local places of interest. It’s a handy area to store large suitcases and coats.
Dining Room:
The superb dining room features the original inglenook fireplace, with an open fire, and a long wooden table to comfortably seat 10 guests. (Most guests only light the open fire in the Living Room as it can get too warm sitting at the dining table with the fire blazing.) The dining room overlooks the pretty front garden and Ermin Way.
The dining room connects to the kitchen (up one step), the sitting room, and the hallway. The wooden staircase is hidden behind a door and leads upstairs to Bedrooms Four and Five and the dressing room.
Sitting Room:
The smaller sitting room at the end of the house overlooks the main garden to the raised garden room through French doors. This sitting room is a great place to relax or watch TV in the sink-in sofas, which comfortably seat five or six guests. A door opens to the Utility Room from here.
First Floor
From the kitchen ascend the spiral staircase to the first-floor landing:
Landing Seating Area:
At the top of the spiral stairs is a wicker and wire egg chair, a great place to put your feet up and relax with a good book.
Bedroom One:
This spacious master bedroom features an impressively high vaulted, A-frame roof with original, exposed beams and stone chimney breast. The bedroom is furnished with a king-size bed on a solid oak bed frame, bedside tables with reading lamps, a full-length mirror, rocking chair, and a long hanging rail with hangers. There is plenty of room to set up a travel cot and other baby equipment. The bedroom overlooks the front of the house and the main road.
Bedroom Two:
The second king-size room, is furnished with a king-size bed, double wardrobe, bedside tables and reading lamps, a comfy armchair and a full-length mirror. Featuring a beautiful Cotswold stone wall - the opposite side of the stone chimney breast in Bedroom One. The bedroom overlooks the gravel parking area and the main garden.
Bedroom Three:
This pretty double at the back of the house features a standard double with bedside tables, reading lamps and a chic storage unit. This bedroom overlooks the swimming pool.
Family Bathroom:
A beautiful and spacious bathroom, combining contemporary styling, a walk-in shower (with detachable shower head), dual flush toilet, washbasin with large mirror and heated towel rail with a freestanding Victoriana-style roll-top bath. Finished with grey tiling, white walls and wood effect flooring.
Head back to the dining room and up the wooden staircase – mind the low beam - to:
Landing-Dressing Room:
Directly outside Bedroom Four is a large dressing room area furnished with a sofa, coffee table and double wardrobe (for guests in Bedroom Four and Five’s use). It’s a lovely area to get ready to go out, curl up with a book and have a quiet read, or for setting up a travel cot.
Bedroom Four:
One step up from the dressing room is another impressive double bedroom, featuring original oak floorboards, beams and a fireplace (not in use). Furnished with a king size bed, bedside tables with reading lamps and large wall mirror.
Bedroom Five:
This contemporary twin room features two, full-size single beds with a shared bedside table and reading lamp, and a chest of drawers. The bedroom overlooks the swimming pool.
Family Shower Room:
Sitting conveniently between Bedroom Four and Five, the family shower room features a beautiful walk-in shower with a curving tile wall (with overhead and detachable shower heads), a double wash basin unit, dual-flush toilet and heated towel rail.
Outside
The Landers has three-quarters of an acre of land divided across three gardens and a large, gravel parking area that’s accessed via a gated, private driveway off Ermin Way. To the right of the driveway, as you approach the house, is a large lawn with mature trees and fabulous elevated, wooden garden room, approximately one metre off the ground – an ideal hang-out for youngsters. (Access to the garden room is via six wooden steps and the sides are open; it is not suitable, therefore, for young children to use unattended.)
To the front of the house is a pretty, English cottage garden with roses and lavender, a bistro-style table and chairs, and bird feeding house. Guests can access this garden through the front door or via a side gate.
Swimming Pool and Hot Tub
And, finally, the property’s great attraction for late spring and summertime visitors is the pool area with a 9.6m x 3.5m swimming pool (available from 1 May to 30 September) and pool garden. The hot tub is nestled under cover at one end of the swimming pool so no matter the weather you can enjoy a glass of bubbly in the luxury of this setting. The poolside garden has a lawn, a large patio, a charcoal barbecue, outside seating for 10 guests and sun loungers for all. The swimming pool can be accessed through a gate off the parking area, which can be secured to stop pets and small children from entering, or through a door off the Kitchen. Please note that pool towels are not provided.

Continue along this country lane to St Mary’s Church and a brief explore before heading back again.

A disappointing stay at The Landers

Having read several concerning reviews regarding cleanliness and the heating I contacted Bolthole retreats prior to our stay to voice our concerns. I was reassured on 2 occasions that the problems had been dealt with and that I did not need to worry.
We arrived at the property to find that the heating was not on ( it was 12 degrees), the radiators did not heat properly as they needed bleeding and there were no logs for the fire as promised. The kitchen was poorly equipped with only 8 mugs 3 wine glasses and 6 flutes. The crockery and cutlery were dirty and the kitchen cupboards in need of a clean. In further inspection the dishwasher was disgusting! The filter had not been cleaned for some time - hence the dirty crockery! It took several bowls of water to clean it! We had to go shopping for a radiator key and logs.
We then discovered the beds had not been changed from the previous guests! Mud, hair and debris were present on the sheets!!
We rang Bolthole retreats who told us the ring the cleaning company. This was exactly what we wanted to avoid!!
After several calls the cleaning company agreed to come and change the bedding ( they originally said there were clean sheets in the utility room we could use but the drawers were stuffed with damp bedding that was not folded!).
It took over 12 hours to heat the house. We lit a fire and smoke filled the room settings off the smoke alarm so we had to open the windows!
We felt let down by Bolthole retreads who just wanted to pass the problem on, telling me our contract was with the owner not with them and yet did not give me the owners contact details - only the cleaning company!
In the morning we could not use the Nespresso coffee machine as it needed descaling so had to go out and buy alternative coffee as we only brought capsules.
The positive was the hottub - we loved getting out of the house to spend time relaxing in it!
Bolthole retreats did not ring us after we got home to check that things had been resolved- I had to ring them to make a complaint. They apologised and offered a £200 refund ( £25 each pp) which in our view was very poor considering our stressful evening and the money / time we spent resolving some of the issues. I have no confidence that things will improve given the response we received.

I visited with friends for my birthday and we had a wonderful stay. The cottage was gorgeous with comfy beds and lovely rooms for each of us. The house was very well equipped with everything we needed to cook a full feast. Thank you for having us! We would definitely visit again!

Quaint cottage, but doesnt quite live up to expectations.

Landers is a very pretty cottage with a plethra of old beams, low ceilings, wonky walls and floors - its oozes character and as a house is really rather lovely. However, as a holiday let I think it could do with some considerable tlc. It all feels a little unloved. The house was not particularly clean, cobwebs everywhere and I had to clean the fridge out and worktops before we could use them. Most of radiators didnt work when we arrived so we had to bleed most of them where we could to get the air locks out. Once done the heating was great - except the largest and most grand bedroom which has no radiator at all so was ice cold!
The furniture in all the bedrooms is pretty sparce, some rooms have no hanging space, some nothing other than a wardrobe and bed. The bedding and beds on the whole were not very comfortable, but were clean. There was a broken and very dangerous socket in the bedroom I was in.
In the kitchen, the oven needs a Masters degree to understand how to use. Also if you do stay here I recommend bringing more teatowels (only 2 provided) and oven gloves (none there), There is also no welcome pack which you often get in properties of this quality and price bracket.
Overall, we had a nice stay, but we all agreed we wouldnt have wanted to stay more than 3 nights. On a positive note, the hot tub was lovely - really hot, which was great.

Stay at the Landers

Located the property relatively easily. I had researched on google maps prior and found the entrance off the main road. The sign post "The Landers" can only be viewed on the left as you drive away from the Beefeater on Ermin way going East. About 400 yards.
The pass key was in a secure lock, entered at the side of the house. The whole house was immaculately clean. I located the hub and tried to log in. The password on the hub was invalid. At this point the Landers house book hadnt been located but the correct code was in there. It was lying on the kitchen table, make sure you see it first before you do anything.
Very comfy beds.
However there are things to done here.
The 2 fridges had no shelves on the inside of the doors, only one was still there, 5 were missing. There was no vegetable box in the bottom of the right hand fridge. Indeed the door on the right hand fridge didnt close properly and the bottom kicked out. Really need a new fridge here. The bed at the top of the spiral staircase on left had no doorlatch hook and there fore it couldnt be closed properly. The kitchen was well stocked with utensiles, plates etc etc
There are two TV rooms /lounges. Two of us had work to do that relied on the internet, the internet speed was really poor due to a basic internet package. The internet NEEDs to be upgraded to be fully functional for the number of occupants.
Otherwise it was all good. Kids loved the pool and the Hottub. However the hottub wasnt cleaned throughout our stay as far as we know. Swimming pool was cleaned twice in this week. We went cycling on a couple of occasions over to Gloucester quay and to the Airport, not big rides, all local. went to visit a few other locations.
Would I recommend this for a family holiday- yes I would most certainly.

Lovely stay

Overall we had a brilliant holiday. The children loved the pool. Perfect location with many sites to see locally. And a lovely big cottage that was big enough for everyone.
On arrival. The hot tub wasn't ready as it had not been filled high enough. The accomodation also felt a bit in need of some TlC. Lots of cupboards with doors hanging off in the utility room. In the bathrooms we found used razors by the previous guests and some mouldy grapes under the sofa cushions.
This wasn't enough for us to not have a great time and really enjoy the property. But when paying over £4000 for a week, these things can make the difference between a good and a great stay.

We had 8 adults stay at the property. We thought it was absolutely beautiful in decor and the house itself. The rooms were all spacious, clean and well-designed. There was plenty of fridge space for us. They also did a great job of providing entertainment for large numbers, lots of floaties for the pool, board games, movies and multiple areas to eat and entertain. We also really appreciated a welcome book with information about local places to visit both for food and entertainment. We overall really enjoyed our stay and would recommend it for large parties.

We are very glad to hear that you liked the house and location however disappointed to read the points that you have raised. We have spoken to the property managers who spoke to the speak to the pool management company during your who let them know that the pool flooded on Tuesday and was drained down and chemicals were added to clear the water. However, this can take up to 7 days to clear. We understand that they informed you of this and advised that the pool was still safe to use. They also wish that you had reported the windows during your stay, these have been checked and there is no damage or leaks.

We had a great break with the family. Everything was clean and provided. Our only complaint was the extra charge for the hot tub, which could not be used after 9 p.m. We understand the noise restrictions, but it seemed a bit excessive.

Great family house

The pool was the hit of the weekend. Our four granddaughters loved it. It was even warm enough for me in spite of the weather. We needed CH on arrival and the house heated up very quickly. Very useful to have two sitting rooms with a large group. Comfortable beds and spacious bedrooms. Although the house is well located - the Rococo garden is beautiful and worth a visit - the house is situated immediately next to a fairly busy road and noisier than where we live in London. It would benefit from a bit more kitchen equipment such as a pepper mill, large cafetiere, scissors, so suggest you bring your own for specific needs. Overall we had a lovely celebration weekend and recommend The Landers for family groups.

Beautiful property in a great location. The property is really spacious and accommodated 10 people easily. House was lovely and clean.
The disappointing part of the house was the kitchen. The hob had a big crack down it and was a bit temperamental when we were cooking, the dishwasher was appalling - no cutlery stand, no rack to stack the plates in and it didnt drain properly. We spent the whole weekend washing up, which is not ideal on holiday - especially when there are 10 people. There were basic kitchen essentials missing - a Pyrex jug, veg peeler, serving dishes, gravy jug etc. Sunday roast dinner for 10 wasnt easy!

A lovely stay

We were very comfortable and found the house very hospitable and perfect for our family Christmas get together. It perhaps was in need of a few repairs here and there, but nothing that impacted the stay. We thoroughly enjoyed our stay at Landers and would recommend it for up to 10 people.

Felt like a holiday abroad

What a fantastic house for a group! Lots of spaces to relax and eat. The pool, hot tub and outdoor table provided a fantastic setting and it felt like we had gone overseas. The Landers was clean and well appointed. The location was great however a little noisy at times when the road was busy.

Ideal for families.

We had an excellent family short stay at Landers. It was clean, comfortable and everything we needed was there. The swimming pool and hot tub were a big hit with everyone and the bedrooms and eating arrangements were loverly. We would definitely recommend.

The property was as good as we hoped and ideal for the three generations gathered there. We were lucky with the weather and so were able to use the pool, the hot tub and the barbecue, all of which added to a great staycation venue.

House well situated however on very busy road which with a dog and children limited where we could walk readily from the property. Close to lots of amenities however.
Pool and hot tub were excellent and well maintained. House good size for family gathering with plenty of games to keep the kids entertained.
House itself a bit tired and could do with some general maintenance (doors in some of the rooms do not shut/bulbs out/switches not working etc). Bath/shower temperature very difficult to control - water extremely hot and low pressure.

Disappointing Experience

When we arrived the kitchen area smelt unclean on arrival but we were overall wowed by the house, pool and hot tub. As the remainder of our family arrived issues started to unravel regarding the cleanliness of the house.
Some slabs around the pool were loose and our grandson caught his foot whilst jumping in the pool.
Whilst dinner was cooking we took out pots, cutlery etc to set the table and this was all unclean and had to be washed. We then realised that the plugs in the kitchen sinks didnt work either so had the difficult task of washing up with limited washing up liquid, no dish cloths or sponges, no washing up bowl? We later found out the following morning that the dishwasher that we had loaded the previous evening didnt work either, my husband put it on another cycle to monitor and came to the conclusion that it washed but didnt dry so all the pots dried with salty dirty dishwasher water on them. We also noted on the first evening that the inside of the plastic bins which were in a cupboard had dried food and stains inside them and that this was where the initial nasty smell had come from.
There were also no coffee pods for the machine provided.
On the Thursday morning I took a shower and the water wouldnt go down the plug, I lifted it out and was almost sick at what I witnessed. The shower surround was mouldy and the tiled shelf disgusting as was the shower head etc. This room hadnt been cleaned in months? At the side of every toilet near the toilet brushes were thick dust, hairs etc.
We called the number for the property manager and made them aware of the issues and we were told someone would come to the house whilst we were out that morning.
This did happen whilst we were out, the shower room plug was rinsed but not to my satisfaction, no further cleaning was done. A kitchen bowl was provided but to my astonishment had been left in the sink with our dirty breakfast pots in it and nothing had been done with the dishwasher at all so on our return we had to handwash (again) everything from the previous evening!
Wash up liquid and cloths were left along with a bottle of wine.
Other things that were infuriating were there was no DVD remote so we were not able to watch any of the discs provided on the rainy afternoon and there was one cable for the two tvs.
There are insufficient cleaning products in the house and the hoover had no end nozzle, the mop and bucket absolutely stank and could be smelt from the breakfast table area through the closed door.
The other bathroom was also unclean with mould in the shower, scum lines in the bath which none of us used and one bedroom had a towel with blood already on it.
As Im sure you can appreciate none of these items are acceptable for a holiday home, but we were particularly upset to find ourselves in this situation when the houses pictures made it look so nice and that its a Superhost home. It definitely is not may I say, we have stayed in several Airbnbs and never have we been so disappointed yet this is the most my husband and I have ever spent and the first holiday that all our family have been together.
We were offered a £150.00 refund when we made the owner aware of our issues but this doesnt even cover the cleaning fee we had been charged.
I would not recommend staying here.

A lovely weekend away!

I would highly recommend the Landers, a beautiful property which was perfect for a weekend away with friends. The pool, hot tub, bbq and front garden were a massive bonus in the summer. A short 15 minute drive into Cheltenham too. My only complaint was a rude neighbour next door who demanded that we keep the noise down at 4pm in the afternoon whilst playing volleyball (at a reasonable volume) in the pool. It made us hesitant to sit outside during the evening a chat which was a shame. Obviously not a problem caused by the booking team or house itself, just something to be aware of.

Spacious home, with all modern kitchen appliances, superb standard for bedding and bathroom ( water in the tub runs a little slow)

The landers cheltenham

The location and accommodation was lovely. Hot tub was nice.
However when we got there - the starter pack stated there was supposed to be:
- milk
- washing up liquid equipment
- ongoing hot water.
However there was no milk or washing up liquid/ scourer - only a dishwasher with 3 tabs.
We tried to call the property manager but they didnt respond until much later at night on the Friday 24th. We had to go and buy them in the end.
The next day there was no hot water in the morning. We waited for the hot water to kick in but no luck and tried to contact the property manager at 1.30pm and had no response until 4.20pm. I also tried to contact bolthole retreats directly and they were unable to help.
Our morning planning were completely ruined, we were very disappointed.
There was a switch by the boiler side which I found, and it was off. There was no information regarding this in the welcome pack, and Im not a plumber!
We were really not happy with this issue and the customer service we received on the Saturday.
We did ask for compensation and this was denied.
Wont be booking this accommodation or any through bolthole retreats again.

Lovely family friendly house with a great Pool.

We spent my 60th Birthday weekend here with our family. The house manager was extremely helpful organising everything.
We stayed during a heatwave and so took full advantage of the swimming pool and sun loungers. The house is in a great location for Gloucester and Cheltenham and there are local amenities close at hand. The bedrooms are comfortable and having two lounges worked well with the different generations.
Would definitely stay here again.
