Whether you choose to get out and about during the day, or stay in at Bryony Lake House, you can make the most of this stunning location.

Surround yourself with friends and family and feel at home here. Set over three floors with five bedrooms there is more than enough space to spread out. The open plan living area opens to a balcony and has impressive lake views through its double height windows. Split into three zones you have a well-equipped kitchen, cosy sitting area with a woodburning stove and a dining area which seats 10. On the top floor, the master bedroom is flooded with light and has some unique features with metal beams and a window overlooking the open plan living area below. Away from the rest of the bedrooms, this is a peaceful retreat. The first floor twin benefits from access to a balcony where you can have a cup of coffee and read a book before everybody else gets up for the day. Down on the ground floor are the remaining three bedrooms, one of which has an en-suite and there is a bathroom.

Bryony Lake House has three outside areas, a ground floor terrace and two first floor balconies. Step out onto the terrace for a BBQ beside the lake watching as ducks fly past. There is a table and chairs here for meals together. A spiral staircase takes you up to the balcony which opens into the open plan living area, from here you can see across the lake with a backdrop of the surrounding lodges. Escape to the front balcony through bedroom five where there is a coffee table and chairs for breakfast or drinks before retiring to bed. Bryony Lake House has an added extra, you have your own private pontoon. Bring your paddle boards and head out onto the lake to experience this area from a different perspective.

Ground Floor


Bedroom Two
At the back of Bryony Lake House is bedroom two. This king-size bedroom has sliding doors to the terrace so you can step out in the morning to take a breath of the fresh air. There is a built-in wardrobe, bedside tables, chest of drawers and a TV if you want to watch your programmes in peace.

En-Suite
The en-suite shower room has a shower, WC and basin and gives guests staying in bedroom two a bit more space and privacy.

Bedroom Three
Next door to bedroom two, bedroom three also has a king-size bed. With two built-in wardrobes there is loads of space to unpack and there are bedside tables. This bedroom also opens to the terrace letting you start your days here.

Bathroom
Spacious and bright, the main bathroom has a bath with a hand-held shower, separate shower, WC and basin. This is ideal for any parents staying on the ground floor with their children.

Bedroom Four
The last ground floor bedroom is a twin room at the front of the lodge. Each bed has its own bedside table and there is a wardrobe and chest of drawers. It is roomy enough to suit two children or adults sharing.

First Floor


Open plan living/kitchen/dining
You will spend most of your time in the open plan living area, moving between here and the balcony. Step through into the sitting area this room opens out to double height with an impressive view over Howell’s Mere. The kitchen is fully equipped with an oven and hob, microwave, dishwasher, two fridges and a freezer and small appliances. If you choose to stay in to cook you’ll find everything you need. A breakfast bar seating four separates you from the sitting area, a good spot for quick breakfasts. At the end of the day, lounge in the sitting area. Two sofas face the woodburning stove and Sky is included on the smart TV. If you can drag your eyes away from the view you can put on your favourite film and light the fire to make it cosy. Tucked around the corner the dining area seats ten. Set the table for family meals together to spend as much time together as possible.

Bedroom Five
The first floor bedroom has two single beds and has a sliding door out onto the front balcony. You have a shared bedside table and a chest of drawers and TV.

Second Floor


Bedroom One
Up on the top floor is the master bedroom. With a king-size bed tucked beneath the eaves, this is a wonderful retreat. The high ceiling has metal and wooden beams and an internal window looks over the open plan living area giving you a view of the lake beyond. Storage space includes a wardrobe and chests of drawers and you have two bedside tables.

The en-suite is a spacious shower room with a shower, WC and basin.

Outside


Make the most of your lakeside location, spending time on the terrace which sits on the edge of the lake. With a BBQ and dining table you can host a feast for the family. The terrace has a spiral staircase up to the balcony where you can get the best views. Pop a bottle of champagne and toast the occasion as the ever-changing waterscape is displayed before you. Accessed from bedroom five there is also a front balcony which has a coffee table and chairs. This secret hideaway is perfect for starting your day or for a moment of calm before heading to bed. Just behind Bryony Lake House you have your own private pontoon. If you are watersports enthusiasts bring your paddle boards and kayaks to head out onto the lake. If you don’t have your own equipment this can be hired on site.

Nearby Cirencester (6 miles) is a fantastic shopping destination with a diverse range of independent and boutique shops. There are also a selection of well-known high street brands including Joules and Waterstones. Regular farmers’ markets are held on the 2nd and 4th Sunday of the month and a charter market on Mondays and Fridays. You will find a deli in the Corn Hall Arcade.

If you are looking for designer brands, Swindon McArthurGlen outlet (15 miles) is worth a visit for a bargain.

Walks:
Cotswold Water Park is a fantastic location for walking. Leisure maps are available both online and from the main visitor centre. A selection of circular walks vary from 2km to 18km and are a great way to see this stunning area and the wildlife that lives here. Visit waterpark.org/things-to-do/walking for more details.

  • Cotswold Country Park and Beach, Cirencester – fire a BBQ, relax on the beach, bounce into the inflatable obstacle course or a hire a boat (1 mile)

  • Cotswold Wildlife Park & Gardens – fantastic array of species and walkthroughs so you can see the animals up close (20 miles)

  • Guests at Bryony Lake House receive 2 passes for complimentary use of the on-site spa (8 mins walk). Each pass provides access for all guests.Pool use and treatments must be booked in advance here.
  • It is the policy of this property not to take bookings for groups where the majority of guests are under the age of 25, or single-sex group celebrations, including stag/hen parties.
  • Please note that additional guests above the maximum capacity are not permitted.

The Estate:
  • The spa outdoor pool is currently unavailable due to damage until the end of May. The spa also has an indoor pool and an outdoor pool is available at Mill Village within the estate.
  • Unfortunately properties on the Lower Mill Estate cannot be booked/used for business or corporate purposes.
  • For the consideration of guests on the estate, there is an 11pm noise curfew. Please keep noise to a minimum after this time.
  • Children must be supervised at all times at the property and throughout the estate due to direct lake access.

The Location

The Lower Mill Estate at Cotswold Water Park is a luxurious setting for friends and families to gather and make the most of this unique location. This is nature’s playground where you can take to the water on a kayak, canoe, paddle board or katakanu, or stay on land either on foot or two wheels. There are fantastic opportunities to view the resident wildlife from birds to beavers, and fishing is available (license required). Tennis courts, an outdoor heated swimming pool and sauna are also available to all guests at the Lower Mill Estate. Visit Cotswold Country Park and Beach for a traditional family day out by the water. Spa access is available with some properties (check individual listings for details) where you can relax at the indoor pool or treat yourself to a luxurious massage (additional fee applies). During your stay, Ballihoo is the perfect choice for a meal without having to leave. There is also a range of fresh groceries and everyday essentials available in the shop.
