Beautifully decorated in a classic style, this seven-bed Cotswold stone farmhouse is the perfect location for celebrating special occasions or gathering friends to make memories. The farmhouse sits nestled at the heart of what was once a working farm, now fully diversified and dedicated to tourism.

The muted interior has sparks of colour giving each room its own personality. A well-equipped modern farmhouse kitchen has everything you could need to serve meals in the stunning dining room and the living room has a cosy woodburner. You will find eye-catching artwork throughout which is in keeping with your surroundings, showing landscapes and farmers’ markets. Outside is a spacious lawn and patio with large picnic benches and a fire pit.
Full Description
A short distance outside Charlbury, Banbury Hill Farmhouse is set among similar farm buildings alongside the lovely Cotswold View Caravan & Camping Park. With its own gravelled drive and parking area, the cottage sits at one side of the lawned garden and patio. A number of walking routes lead from the cottage and it is an easy distance from Chipping Norton and other charming villages.

The farmhouse has been beautifully decorated throughout with all the features you would expect in a relaxing home from home. A well-equipped kitchen provides space for children to eat in the adjoining breakfast bar area and the stunning dining room with open stonework is a wonderful space for the whole group to spend time together. A sitting room with a woodburner and sink-in sofas give room to relax and put your feet up at the end of the day. The central foyer and grand staircase take you to the first and second floors with seven bedrooms, many with unique en-suites. There will be no fighting over the best room as each is equally stylish.

Patio doors open from the dining room to the paved patio looking out over the Cotswold hills and rolling farmland. The garden has a lawned area and is fenced with gated access allowing the children to play safely. You can dine outside on fine evenings and light the firepit to keep the cold at bay. Beyond the garden, well-signed trails take you around the surrounding farmland where you can find sheep and donkeys.

Ground Floor


Entrance Hall:
Entering the farmhouse, you are first met by an American style fridge-freezer, a Belfast sink and a dishwasher in the entrance hall. A hamper filled with your breakfast favourites will be waiting for you outside the back door every day you wake up, carefully chosen from local suppliers like Bampton Butchers, Mayfield Eggs, and Marks Bakery.

Kitchen:
The kitchen has been beautifully decorated in fresh white and grey and is fitted with all the modern conveniences you would expect. After your long journey, you will be welcomed by a homemade cake that will be waiting for you on the kitchen island. The electric AGA is ideal for cooking up delicious meals for the entire family and the central island ensures there is enough counter space for preparing vegetables. A second dishwasher and fridge/freezer means nobody will be stuck doing the washing up and reduces the need for trips to the supermarket, giving you more time to spend together. The kitchen leads into a breakfast bar area which seats four, great for the children in the morning. You will also find a TV, wine fridge, and a host of games stored here.

Utility Room/Boot Room:
From the kitchen, you can step through into the handy boot room which provides the perfect space for storing walking boots, jackets and backpacks. Here you will also find the utility room which is equipped with a washing machine, dryer and sink.

Foyer:
The kitchen then leads you into the foyer at the centre of the house. A grand staircase takes you up to the floors above and the modern cast iron chandelier will catch your eye. A large mirror, dresser and armchair make this a nice area to sit and wait for the rest of the family to be ready for the day’s adventure. From the foyer there is a WC and a door which opens to the patio, lawn and beyond.

Dining Room:
This stunning dining room creates a beautiful backdrop to family celebrations. Seating 14 you can gather around the large wooden table and serve delicious homecooked meals, enjoy a glass of champagne and spend the evening reminiscing and telling stories. The blue walls are lined with historic photos of the farm while parts of the stonework has been left open as a nod to this building’s past. In the corner is what was once Charlbury Quarry reception desk, now restored and acting as a bar area to serve cocktails from. Patio doors open to the garden where you can enjoy the views of the surrounding countryside and hills.

Living Room:
The comfortable and quiet living room is a cosy spot to gather in front of the woodburner with a book or enjoy a film on the large wall mounted TV. Softly lit by ceiling and table lights you can unwind on the velvet sofas which seat 7 or perch on the window seat enjoying the view of the duck pond, livestock, and hills beyond.

First Floor


Up the central staircase you reach the first floor landing with large paintings overlooking the foyer below.

Bedroom One:
This first king-size double to the right of the stairs has been decorated in white and overlooks the duck pond and garden. Plump bedding and sumptuous blankets ensure a good night’s sleep and you can relax on the chaise longue with a morning cup of coffee. A bedside table with lamps on each side of the bed, chest of drawers, and an open hanging rail provide storage.

En-Suite:
The spacious en-suite has bohemian style tiles and stylish twin bowl sinks. A walk-in shower with rainfall head, WC, heated towel rail and large lit mirrors complete this en-suite.

Bathroom:
This family bathroom features a bath with rainfall shower above, WC, heated towel rail and sink unit. It has the only bath on this floor and is ideal for guests staying in the twin bedroom.

Bedroom Two:
Making a clever use of the space, this compact king-size double room has a sliding door hiding either the storage cupboard or the en-suite. This room looks out to other farm buildings and the old stables. There is a bedside table with lamps to each side of the bed and a mirror.

En-Suite:
Behind the sliding door is an en-suite shower room with walk in shower with rainfall head, WC, small sink and heated towel rail.

Bedroom Three:
A great room for younger members of the family, this twin room has a chest of drawers with lamp between the beds, a full-length mirror and a footstool.

Bedroom Four:
The final room on this floor is a lovely king-size double with built-in hanging rails and dressing table with chair. Looking out to the fields and hills beyond it is a relaxing room where you can get away from it all. Two bedside tables with lamps and a chest of drawers offer lots of storage options.

En-Suite:
This bedroom benefits from an en-suite with a large walk-in shower decorated with eye-catching patterned blue tiles. A WC, sink, heated towel rail and quirky round window finish this room.

Second Floor


A door hides a bookshelf and selection of books below the staircase which takes you up to the second floor.

Bedroom Five:
Set under the eaves, this twin room has two single beds with feature headboards and a single bedside table and lamp between them. An open hanging rail and chest of drawers provide storage and there is a full-length mirror. A skylight window allows in light but it cannot be opened fully to ensure this room is safe for all guests.

Bedroom Six:
At the back of the house this king-size double room is a retreat from the buzz and noise of family gatherings. With a statement headboard and matching soft furnishings this is a comfortable room to relax in. An armchair gives a place to enjoy a book and there is a hanging rail and chest of drawers. Two bedside tables with lamps, a mirror and the skylight window bring light in.

Shower Room and WC:
As none of the second-floor bedrooms come with an en-suite, there is a useful shower room and separate WC. Decorated with colourful tiles the shower room has a step-in cubicle with rainfall head, WC and a sink unit. Next door is an equally well-decorated WC and sink.

Bedroom Seven:
The final king-size double room has an extra splash of colour with a feature khaki green wall. This delightful room has an armchair, hanging rail and chest of drawers to store your belongings. There is also a full-length mirror to check your outfit before heading down for dinner.

Outside


The garden is a wonderful space with a large lawn for the children to play, two picnic benches for enjoying outdoor meals and a fire pit to roast marshmallows in the evenings. Why not visit the neighbouring café, The Old Shed, and treat yourself to a cake and hot drink to enjoy in your own space. A gravelled area creates a driveway to the rear of the cottage where there is parking space for 5 cars.

Supermarkets and Shopping: Charlbury has a very well-stocked Co-operative Food Store (with a car park), selling a wide range of food and drinks. There is also a Londis convenience store in the town and the Charlbury Deli on Market Street. For larger supermarkets head to Witney (7 miles) where there is a Sainsburys, Waitrose, M&S Food Hall and Lidl. Alternatively, Chipping Norton (8 miles) also has a large Co-operative Food Store, Aldi and M&S Food Hall.

Had the most wonderful stay with my family. Everyone loved it and a continued phrase of 'this is the best place we've ever stayed'. It was extra special from the surprise of arriving and finding so much already provided for us and the treat of fresh pain au chocolat, croissants and baguettes each morning (still warm!!) It was the perfect place for all ages (5 weeks-71), whether we wanted to stay in, go for walks, tennis, disc golf or have a coffee next door. We're hoping to come back for another family gathering in a couple years time.

We stayed here to celebrate an 80th birthday, and it was absolutely perfect for our family gathering of 14 people and 2 dogs. The house is spacious, beautifully presented, and equipped with everything you could need. All the bedrooms and bathrooms were modern, clean, and very comfortable. The location is ideal – peaceful with lovely woodland walks nearby, and The Old Shed café was a great spot for a coffee. We especially appreciated the delicious cake and generous welcome pack, which far exceeded our expectations. The daily delivery of fresh pastries and breads was a real treat. We also enjoyed a scenic walk into Charlbury, where we visited the farmers market and some great local pubs. It was a truly memorable stay, and we’d highly recommend this house for any special occasion or family get-together.

Amazing property. Clean, stylish with everything you could need and more! Opening the curtain to see the sheep and Shetland ponies was lovely. There were lots touches that really made you feel they had gone above and beyond to ensure we enjoyed our stay - the welcome note, pastry deliveries, home baked cake on arrival and the welcome hamper was exceptional -more than expected and well thought out to get you off to a great start. We enjoyed the woodland walks and had great fun with the disc golf.

The farmhouse, did not disappoint, beautifully decorated and full of home comforts. Attention to detail was flawless. They provided full ingredients for English breakfast , cereals and fresh pastries were delivered every morning. A homemade cake was also welcoming. A perfect place for a perfect family celebration.

We had another wonderful stay at Banbury Hill Farmhouse our group was made up of 9 adults and 3 children. The house is stunning, beautifully maintained, spacious, and full of character, with plenty of room for everyone to relax and enjoy. One of the standout touches was the incredible welcome food pack waiting for us on arrival. It was so thoughtfully put together and included everything we needed to get settled in comfortably, plus a few delicious local treats we weren’t expecting! The homemade cake was absolutely delicious and such a kind gesture that made us feel instantly at home. The setting was peaceful and picturesque, with plenty of space for the children to play and for the adults to unwind. Every detail had been considered to make our stay as enjoyable as possible. We can't recommend Banbury Hill Farmhouse enough, it is the perfect spot for a family getaway, and we’re already talking about when we can return!

We had an extended family break here for 3 nights. Absolutely superb! Well equipped, clean, plenty of bathrooms and lots of crockery, cutlery etc - enough to fill the 2 dishwashers! Quiet and in a great location. We all enjoyed it.

The Farmhouse is ideally positioned for exploring Charlbury and the surrounding Cotswolds.

Charlbury is a small but lively and vibrant market town that has escaped the hordes of Cotswold tourists, making it a justifiable member of the ‘Undiscovered Cotswold Club’, yet it is only an hour from London by train and just 15 minutes’ drive from Soho Farmhouse. The town is full of historic 17th- and 18th-century buildings, has great pubs, independent shops, a local history museum, and is in a beautiful setting on the meandering River Evenlode with fabulous walking and cycling.
