Overview
Tucked away in chocolate-box Cotswolds village Paxford, Barn End is an idyllic rural getaway. Within easy reach of Chipping Campden, Moreton-in-Marsh and other popular Cotswolds destinations, this bolthole is the perfect location for a relaxing holiday escape with family or friends.
Barn End has style and substance in equal measure, its architectural design striking a carefully considered balance between character and 21st-century mod cons. Using the space to maximum advantage, Barn End’s Tardis-like living space extends from a welcoming, light-filled entrance hall with a handy understairs cloakroom. Settle down for the day in the cosy living room complete with two comfortable sofas, an armchair, a stone fireplace with wood burning stove and a useful office space. Prepare food in the well-equipped kitchen and enjoy mealtimes around the six-seater dining table.
An enclosed courtyard garden to the rear is a wonderful sun trap, featuring a patio and a table seating up to eight people. Enjoy morning coffees and alfresco feasts cooked on the BBQ. A glass door leads to a conservatory with a table and four chairs, and from there you step out to the courtyard garden at the rear.
Ground Floor
Entrance Hall:Step through the front door into a light and airy entrance hall, which is decorated in neutral tones and has a practical wooden floor. There is also a coat and umbrella stand in a corner by the window, above which an exposed wooden beam gives an early indication of how the barn’s original features have been preserved and highlighted throughout the rest of the property. A chandelier hangs from another beam overhead. There are two doors beneath the stairs, one to a cloakroom and one to a storage cupboard.
Cloakroom:
A handy downstairs cloakroom with a handbasin and WC is located underneath the stairs.
Living Room:
Two stone steps lead up from the entrance hall to the doorway to the living room on the left. This room features a large Smart TV, two comfortable sofas and a separate armchair. A selection of books and games can be found on shelves and in a cupboard behind the door to the room. In addition to ceiling spotlights there are two table lamps, one next to each sofa.
Office:
Beyond the living room is a small office which is curtained off and accessed by a step down to the left of the fireplace. Hopefully you won’t need to work on your holiday but if you do, this room has an office desk and chair. There is also a small storage room at the opposite end where items such as the ironing board and highchair are kept.
Dining Room / Kitchen:
The dining room/kitchen is next to the living room and features a wooden table with six chairs and a breakfast bar with stools. The country cottage-style cupboards are comprehensively equipped with cookware and utensils, and there is a built-in electric oven with ceramic hob. Other appliances include a large fridge-freezer, microwave, dishwasher and washing machine.
Garden Room:
A glass door leads from the kitchen to a conservatory with a flagstone floor, exposed stone walls and a dining table with four chairs. The conservatory looks out onto the courtyard garden to the rear of the property.
First Floor
A carpeted staircase with a wooden handrail leads up from the entrance hall to the three bedrooms and family shower room.Bedroom One:
Exposed wooden ceiling beams feature in the master bedroom complete with a king-size bed. Bedside tables with lamps stand on each side of the bed, opposite which there is a large TV on a drawer unit – perfectly placed if you fancy watching a film before going to sleep or want to make the most of a leisurely lie in watching television with a morning coffee. There’s a comfortable armchair in one corner, and a large chest of drawers for clothing storage.
Ensuite:
From the bedroom, a door and two steps with a handrail lead down to the ensuite bathroom, where there is a large bath with hand-held shower attachment along the left wall. To the right is the handbasin and in front of you is the WC.
Dressing Room:
Beyond the ensuite bathroom is a carpeted dressing room where you could hide your unpacked suitcases out of the way and out of sight. This room could also be used for a travel cot if you’re staying with an infant.
Bedroom Two:
At the top of the stairs to the right, bedroom two is a twin aspect room with a view of both the front and rear gardens through the quirky low windows. A double bed is positioned next to the rear windows and has a bedside cabinet with lamp to either side. A wall light above the headboard also provides additional light in the room. After hanging your clothes in the wardrobe, take a seat on the decorative small chair by the front windows and enjoy the view of the lovely garden beyond. There is also a small mirror on the wall to the right of the door.
Family Shower Room:
Off the landing between bedrooms two and three is a family shower room. The walk-in shower has a rainfall shower head plus a separate hand-held attachment, and the WC is opposite the handbasin and vanity unit with drawers for storing toiletries. A heated towel rail keeps the room warm and cosy, and light pours in though the Velux window although this can be blocked out with a blind.
Bedroom Three:
The third bedroom has a recently added standard double (not pictured and is outdated on the 3D tour) and is positioned between the master bedroom and the family shower room. While this is the smallest of the three bedrooms it has plenty of built-in storage in the form of two mid-height cupboards and a large wardrobe on the wall behind the door, and there is a bedside table with a lamp.
Outside
The northwest-facing garden to the front of Barn End is a lovely sunny spot perfect for a picnic on the grass on your own doorstep, the garden also has seating to suit all situations, whether it’s enjoying a morning coffee at the small table for two on the patio to the left of the front door, or an alfresco lunch at the larger table for four. The rear garden has a table with seating for up to eight people and there is parking for a maximum of two cars on the driveway at the front of the property.Facilities

Vegetable Matters is a wonderful local farm shop offering a great selection of fresh produce, carefully selected to ensure food miles are kept to a minimum. Visit Lower Clopton Farm Shop, a family-run farm selling home-reared beef, lamb and free-range Christmas Turkeys as well as having their own café serving breakfast, brunch and lunch using responsibly sourced ingredients. For further farm goods, head over to Chipping Campden and visit Fillet and Bone and Maylam’s Delicatessen for local cheeses, picnic supplies and high-quality meat. With Chipping Campden and Moreton-in-Marsh nearby, you are simply spoilt for choice when it comes to finding unique independent shops.

A beautiful cottage
The cottage was gorgeous with plenty of outdoor space. Kitchen/diner very spacious and all equipment needed was available. Additional fridge by back door handy for drinks. Sofas in living room are too low and deep (very awkward to get out of especially with knee issues). Bedroom's very comfortable, plus a big open entrance area with lots of light.

Superb, comfortable, high class accomodation. Kitchen has every amenity and utensil you could think of. Lounge, very comfortable with a large TV. Fast internet, excellent shower, we really cannot find any fault. However, my 20 year old has a minor complaint in that there was no full length mirror. In conclusion, highly recommended and justifies the comparatively high price.

A short stay in Barn End
As we opened the front door of barn end, it was clear that the house had not been open for at least a few days. There were a number of wasps flying around on the ground floor, perhaps a dozen. We killed or let out through the windows, perhaps10 or 15. There were dead wasps around the house. Initially it wasnt clear whether there was an infestation somewhere but we didnt find one. The other points that the owner should be aware are as follows:
the outside door leading from the living room to the back patio was shut but unlocked and anyone could have stepped in. The left-hand bath tap is about to fall off its spindle and is very difficult to operate. There was a magazine dated January 2025 which should just be thrown out now. I have phoned Bolthole and spoken to a customer service person and I am sure that he has written this down but he was just concerned about whether we had taken photos but not about our holiday. There was a general air of dont care about the customer/ house which was disappointing.

Barn End was the perfect location for our mini break. The house was very clean, bed rooms very comfortable and overall had everything we needed.
The sofas in the lounge could do with replacing as you sunk into them when seated but other than that it was perfect.

We absolutely loved our stay at Barn End in Paxford! From the moment we arrived, we felt at home. The barn conversion is beautifully donespacious, clean, and full of charm with a perfect mix of traditional stonework and modern comfort. Warmest of welcome
The warmth and quality of the interior was the first thing that struck me about this property. The kitchen was so well equipped .lots of herbs spices etc it was like being at home . We were all in need of a relaxing break and we certainly got that . We barely left the cottage as it was so cosy . If I had to critique anything it would handy to have a small welcome pack of bread, butter and eggs . Our welcome pack consisted strangely of a packet of Oreos and a pint of milk . I would come back and stay at barn end in a heart beat .

Lovely short break
We had a very nice stay at Barn End, a family get together. All facilities were good, access clear and straightforward. Everything we needed was provided and plentiful, and everything worked and it was very clean. We would have appreciated a later check out but it got us up and about.

We chose this property based on its size and location. It was portrayed very accurately on the website and we were not disappointed. There were only 2 minor gripes - and they did not spoil the holiday; first was the lack of "bin collection" information anywhere in any document nor at the property. When we arrived all of the bins and recycling containers were full and, so, I was keen to ensure they went out on the right day, in the right way, so there would be room for our rubbish and recycling later in the week. On the Sunday a man from one of the neighbouring houses seemed to have lifted all of the bins and rubbish that had been left, over our wall and wheeled them to a collection point along with a number of neighbours bins. When I went to ask him about the system of collection/whether I could help etc. he was unnecessarily rude and not forthcoming with any information - saying "it was not my problem, was it?". (Clearly he does not like putting others bins out, nor likes the idea of people renting Barn End). It has never been a problem for us to put rubbish out at any other rental property - so why here? The second gripe was the itemised fee of £140 for end of rental "cleaning". Although it is quite a large 3 bed property - I struggle to see how you could justify paying someone £140 to clean it; at a generous £20/hour that would be 7 hours of work. If you are going to charge me that much, I would prefer not to know the amount and accept the notion that it needs cleaning on changeover but that it is included in the overall rental cost - otherwise, it seems like a money-making exercise. (Regarding the cleaning; perhaps the cleaner could use a cleaning product that does not make the wooden dining table feel sticky - like a cheap pub table).
Anyway, we never go into a rental expecting it to be perfect because our own home is not perfect. This was a great property in a fine location and although it was not cheap to rent - it represented pretty good value compared to other places in the Cotswolds. I would certainly recommend Barn End to others and urge the owner to get the bin situation properly sorted out.

Splendid holiday after we managed to find the property despite misleading directions
As previous guests have pointed out in the Visitors Book the directions given beforehand are wrong and should be corrected.
Unfortunately one of the two promised TV-Sets was out of order. The second did not show the normal programmes such as BBC, ITV, Channel 4. Although Jo did her best to find a workaround this did not work with Channel 4.
A suggestion: a make-up mirror would be helpful.

Great stay at Barn End Paxford
Just had a lovely few days with my sisters at Barn End Paxford. Tucked away in a lovely quiet village, pretty front garden with views to the valley in the distance. Good location to visit plenty of lovely places in the Cotswolds, we only had a short time but managed to visit Coughton Court, Hidcote and Batsford Arboretum. Dont miss out on the breakfast at vegatable matters farm shop, Ebrington and we had a lovely lunch at The Roebuck Inn at Alcester, fabulous food with very generous portions and super friendly staff, also stopped off in Broadway and would recommend the Swan Inn for food. Just a shame we only had 3 days. The only addition I would make is maybe have a look at the directions in the arrival information to the property as it definitely says turn left when approaching from Blockley and it is actually a right turn into a drive with a Yew tree in the middle.

Everything you need from a short break stay
A wonderful property in a wonderful rural location. The property had everything you needed and the kitchen is well equipped. Lovely outdoor spaces too. We had a great stay with our family and would definitely return.

Just one small suggestion:
The "Welcome Guide" is brilliant. Our only suggestion would be that the written instructions to find the house were incorrect and it took us at least 15 minutes to find it. It was also night-time and it was very hard to find the house name. We don't usually use what3words so we didn't know how it worked. It would have been great to have a map with the location marked on the pdf, or maybe a Google Maps pin.

A lovely barn in a beautiful location
A beautiful location - lovely gardens -calm and peaceful. The barn is very comfortable and well equipped and spacious. We thought the living room was rather dark - but a few more lamps would brighten it up.
It was a shame that the local pub kitchen had burnt down as it had had good reviews .
However, Chipping Campden is only a couple of miles down the road has a good selection of eateries , pubs and little shops and is a beautiful little town .

Very nice place in the country
We shared this very cute place with our friends. It was clean and cozy. We wished it had a clothes dryer, but we made due. Normally that would not be a big deal, but we were on a 3 week road trip and were ready to do some laundry. It was also too bad that the pub in the village was closed due to a fire. It would have been nice to walk to a pub. But, it was a beautiful setting and there was designated parking (which is huge for the Cotswolds).

The property itself is just stunning, set in a very peaceful quiet area with gorgeous greenery surrounding the accommodation. The kitchen was very well equipped and had anything you may possibly need.

A family short break.
Barn end is a lovely old barn conversion to a modern standard.
All facilities are excellent. We used it for 3 couples and a toddler. My son with my grandson had the best room and the cot goes well in the master bedroom's dressing room. It would be good if a blackout blind was added to this room.
All bedrooms good and spacious.
Lounge is not massive but adequate and does seat 6 comfortably.
Kitchen diner is spacious and seats 6 well and a high chair was available tucked away in the office (off the lounge).
Kitchen is well fitted out with everything you'd require. Weather wasn't brilliant but we did use the patio seating which is a nice sheltered area. There is a small children's play area just down the road in the village which can be accessed via a "kissing gate" from the gravel driveway to a house off the triangular green.

Excellent base for exploring the Cotswolds
This was our second visit to Barn End and we had another fabulous stay. The house is so cosy and has everything you need for self catering. My two children loved the gardens to explore, the cupboard full of games, the playground a short walk away and the field of sheep. We will be back!

We had a wonderful weekend - the house is set in a small and tranquil Cotswolds village which is easily accessible. Set away from the main road, the property feels safe and secure with a private garden.
We were really impressed with how immaculately clean the house was, the quality of the furnishings and the little details that have gone into the house.
There are great communal spaces and the kitchen is very well equipped.
We would definitely recommend this property - it's not too far from places like Chipping Norton, Moreton in Marsh and Daylesford Farm. Just one recommendation, pre-book taxis ahead of your stay if you need them.
