This is a place that balances the best of both worlds: sweeping views over the Avon Valley, absolute seclusion, and all the culture, shops and restaurants you could wish for close at hand.
Arrive at the private parking area and follow the steps down to discover a wraparound garden and patio, perfect for lazy breakfasts, evening barbecues, or simply sitting back with a glass of something chilled while watching the trees sway. To one side, a sweet little Summer House (ideal for bike storage or a shady retreat) peeks out beneath overhanging branches, while a private all-weather tennis court by the parking area adds a dash of country-house grandeur.
Ground Floor
Utility Room
Guests enter the Stables through the back door into the handy Utility Room where there is a freezer, washing machine, dryer, sink, ironing and cleaning facilities and plenty of space to keep shoes, walking boots and other outdoor gear.
Cloakroom
Sitting between the Utility Room and Dining-Living Room is a separate downstairs toilet with a mirror and washbasin.
Living/Dining Room
The beating heart of the house is the open-plan living-dining-kitchen area, dominated by a soaring arched window set in golden Cotswold stone. It’s the sort of room that makes you pause, take a breath, and pause. A woodburner promises roaring fires on chilly evenings, with sofas and an armchair gathered around it for maximum cosiness with a cuppa. French windows open onto the garden, blurring the line between indoors and out perfect for summer entertaining. Above, the twin bedroom has a quirky Juliet balcony looking down over the living space: a rather charming perch for a morning coffee, or perhaps something stronger come evening. The dining area, with its porthole window, is made for long, chatty dinners around the table, while the antique dresser is stocked with crockery, glasses and all the trimmings.
Kitchen Area
This farmhouse-style kitchen has everything you need to play chef: a large sink with garden views, a handsome red Aga, electric hob/oven, dishwasher, coffee machine, and plenty of pots and pans to whip up a delicious meal. If you enjoy cooking, you’ll love it. If you don’t… well, it’s an excellent place to pour wine and supervise.
Front Hall
Bright and welcoming, with a desk and lamp. The ideal spot for jotting down postcards or plotting tomorrow’s adventure.
Bedroom One
The downstairs en-suite master bedroom looks out over the garden and features exposed oak beams and timbers, a
king-size double bed with bedside tables and reading lamps, a walk-in wardrobe, an antique tallboy dresser with drawers and an antique dressing table with a triple mirror. The beautiful, polished limestone floor with underfloor heating has two lovely cosy rugs on either side of the bed.
En-suite:
The light and bright master bedroom’s en-suite bathroom features a wet room-style walk-in shower, a full-size bath, toilet and washbasin.
First Floor
Bedroom Two:
The cottage’s second bedroom has a beautiful exposed stone wall and features a
king-size bed with bedside tables and reading lamps, an armchair, chest of drawers, hanging rail and plenty of hooks to hang extra coats or bath robes. A Velux window with a blind looks out to the rear of the property.
Bedroom Three:
This delightful twin bedroom features double doors opening onto a unique Juliet balcony, overlooking the living area below. The bedroom is furnished with two single beds, bedside tables and lamps, an antique chest of drawers, a hanging rail and has a Velux window with a blind with a view over the parking area and onto the adjoining woodland. (Please note: The height of the Juliet balcony is safety-standard. The doors to the balcony can be locked to prevent young children from using it.)
Family Shower Room:
The shower room features step-in, wet room style shower with a seat, a washbasin with a vanity unit and mirror, and a toilet. A Velux window with frosted glass opens out over the rooftops.
Outside
The Stables is blessed with beautiful outdoor space. A wraparound garden with private walls and treetop views makes it wonderfully secluded, with garden furniture, a picnic table, a bistro set and even a charcoal barbecue waiting to be enjoyed. There’s also the Summer House for bikes, a tennis court for the sporty (just ask the owners on arrival), and countryside walks right from the doorstep. Footpaths lead out across fields and valleys, giving you a real taste of the Avon Valley’s natural beauty.
