Maple House is a fabulous, luxury, newly built, Cotswold holiday rental in the heart of the village of Ebrington, just 2.5 miles from Chipping Campden. Built from the region’s eponymous warm-yellow Cotswold limestone, Maple House is a handsome and spacious, 5-bedroom (sleeps 9), 4.5-bathroom, detached property perfectly designed and furnished for a large family or group of friends to enjoy time inside and out, with a garden, patio, BBQ, hot tub and unlimited parking. The house is dog- and child-friendly and has ground floor bedrooms for guests with limited mobility. It is just a stone’s throw from the village’s award-winning pub and two farm shops, and has fabulous countryside walking from the front door – maps provided.
Full Description
As you drive up to Maple House, you’ll instantly feel the attention to detail that the owner has paid to the immediate surrounding, with its new planting and an immaculate driveway sweeping up to the house and the parking area. Beautiful, newly laid, dry stone walls surround the house, patio and garden where there are far-reaching views out over the surrounding Cotswold countryside. Maple House’s two neighbouring properties - Poplar House (sleeps 8) and Rowan House (sleeps 8) - are also luxury holiday lets, and available to book via Bolthole Retreats.

Ground Floor

Step in through the front door into a light and bright long hallway with hooks for hanging coats and place for storing boots and shoes. Immediately to the left is the living room and to the right the cloakroom. Continue down the hall passed bureau and three long mirrors to the kitchen-dining area, the single bedroom, and the master en-suite bedroom. Stairs from the hallway lead to three more bedrooms and a family bathroom. An under-stair cupboard is a home to a highchair and stairgate. (The cot bed is in the walk-in wardrobe in the main downstairs bedroom.)

Living Room:
This light and bright, triple-aspect room is furnished with two three-seater sofas and three armchairs, comfortably seating nine guests around a cosy central rug. Occasional tables with reading lamps and a smart TV make this a lovely room for relaxing, reading or watching a film together. Bi-fold doors open out to the patio where there is seating, and a path wraps from there to the hot tub.

The handy downstairs W.C. has a toilet, hand basin, vanity unit with a mirror, and a heated towel rail.

Kitchen-Dining Area:
At the centre of the house is the beautiful, big, fully equipped kitchen and spacious dining area. The kitchen features a central island with two bar stools, a double oven, a double sink, a large fridge and freezer, dishwasher, coffee machine and all mod cons to either cook for yourself or have a caterer prepare for you. The dining area features a long rectangular Ercol-style table with two long benches and two chairs. Beside this area are French doors opening out to the side garden, and a door leading to the Utility Room.

Utility Room:
This super-handy room is kitted out with a washing machine, dryer, ironing facilities, and a sink.

Note: Bedroom numbers go up in order of location, not in size order.

Bedroom One:
This single bedroom may be the smallest, but it’s nonetheless perfectly furnished and styled, with a full-size single bed, bedside table, and reading lamp, a dressing table with a mirror and chair, and a view over the patio.

Bedroom Two - Master:
The super-roomy, ground floor master bedroom features a zip-and-link super king-size bed (can be twin on request), an en-suite shower room, and a large walk-in closet. To either side of the bed is a cosy rug, and a bedside table with a reading lamp, while opposite, across a deep pile rug, is a dressing table and chest of drawers with a mirror and chair. The walk-in-closet includes hanging space and shelves. The bedroom windows look out over the patio and garden.

En-suite Shower Room:
The luxurious en-suite features polished stone tiles, a walk-in shower with rainfall and hand-held showerheads, toilet, hand basin with vanity unit, mirror and shaver’s point, and a heated towel rail.


A carpeted staircase with a banister leads upstairs to a large landing off which are three double bedrooms, all with a deep-pile silver-grey carpet, two en-suite shower rooms, and a family bathroom.

Bedroom Three:
This en-suite double bedroom has a lovely view over the surrounding countryside through two dormer-style windows (with blinds). It features a king-size bed, with bedside tables and reading lamps, a double wardrobe with shelves and hanging space, a full-length mirror and a dressing table (not in photo).

En-suite Shower Room:
Cleverly fitted in the corner of the bedroom, the en-suite features a cabinet shower with rainfall and hand-held showerheads, a toilet, a hand basin with vanity unit, a mirror and shaver’s point, and a heated towel rail.

Bedroom Four:
The smallest of the double rooms is perhaps the cosiest, with its standard double ornate bedframe and bedside tables and reading lamps to either side. The bedroom is also furnished with a double wardrobe, chest of drawers, and dressing table (not in photo) with a chair and mirror. The bedroom overlooks the garden to the side of the house.

Family Bathroom:
The spacious and light bathroom features a full-size bath with an overhead shower, with rainfall and hand-held showerheads, a toilet, a hand basin with vanity unit, a mirror and shaver’s point, a laundry basket, and a heated towel rail.

Bedroom Five:
This beautiful light en-suite room nestles at the end of the landing is unquestionably a second master bedroom. It features a king-size bed with bedside tables and reading lamps, a long dressing table area with chest of drawers and a hanging cupboard and a full-length mirror. Two dormer windows (with blinds) look out towards the village and nearby farmland.

En-suite Shower Room:
The luxurious en-suite features polished stone tiles, a walk-in shower with rainfall and hand-held shower heads, toilet, hand basin with vanity unit, mirror and shaver’s point, and a heated towel rail.


To the rear of Maple House there is a large, wraparound patio with a small lawned area, and a stepping stone path that leads to the hot tub, which will be ready and heated for guests’ arrival day. This rear patio, with a table and chair to seat 10, can be accessed from several points: from the house via the bi-fold doors in the living room; from the front door through a gate to the side of the house; or from the private parking area. To the side of Maple House is a long garden and small patio accessed via the kitchen/dining area.

Just a couple of minutes down May Lane is Vegetable Matters Farm Shop and Café and Fresh Meat Matters butchers. The farm shop sells farm vegetables and seasonal fruits, bread, milk, jams, preserves, and deli items, while the butcher's shop sells a wide range of locally sourced meats. You will find Fillet & Bone convenience store, a One-Stop and Co-Operative Food in Chipping Camden 2.5 miles away, while Moreton-in-Marsh, 6.5 miles away, has several small supermarkets, including a Co-Operative Food, Tesco Express, Aldi, and Warner’s Budgens. There is a butcher and bakery on the high street also. Larger supermarkets and shopping can be found 11 miles away in Evesham.

For an easy walk, try the Chipping Campden town walk – a 2-mile stroll taking in the town’s key historical sites. For a slightly more challenging ramble, the Cotswold Way Circular Walk from Chipping Campden covers 4.5 miles, taking you through shaded woodland, gentle hills and rewarding you with unbeatable views across the surrounding Cotswold landscape.

Points of Note
  • It is our policy not to take bookings for single sex group celebrations, which includes Stag and Hen nights, or groups where the majority are under 25 years
  • Please note that additional guests above the maximum capacity are not permitted.
  • Hot tub: the use of the hot tub is restricted to the hours of 8 am to 8 pm
  • For Health & Safety reasons the water in the hot tub will be changed after every group's departure, which may be on the morning of your day of arrival. The hot tub needs 12 hours to reach its optimum temperature and therefore may not have reached that by the time you arrive. We apologise in advance for this and hope you understand the importance of maintaining the cleanliness of the hot tub for your personal wellbeing
  • Maple House has two downstairs bedrooms (1 en-suite super-king bedroom - can be twin on request - and 1 single bedroom), so is ideal for guests with restricted mobility
  • Noise: the property is situated in the middle of a residential area, in consideration of neighbours we respectfully request that noise levels are kept to a minimum after 10 pm, especially outside on warmer evenings
  • Fireworks: We appreciate that fireworks might be fun to have for a celebration, but they present too high a risk in a built-up area with some very old houses neighbouring our property. Therefore, please do not use fireworks in any area, inside or outside, while staying at the property
  • Two dogs are welcome for an additional charge per dog (payable on booking)


The house is beautiful, a great space for a nice chilled getaway. It was clean and well equipped with everything you need. We would recommend and would definitely stay at this location again.

Our stay at Maple House was wonderful. We enjoyed our 3 night stay in the house which was in a very quiet rural location, but within very easy reach of the pub, and vegetable matters where there is a butcher and a lovely little café. The house itself is beautiful, it is light spacious and airy and we found it to be very comfortable and very well equipped. We would definitely recommend and love to return back.

Everything in the property is top quality. The bedrooms were all so nicely done and so comfy, there are plenty of bathrooms for the number of guests and we really enjoyed relaxing in the hot tub. The decor throughout is beautiful and everything was so clean! We had a wonderful stay and I'd highly recommend this to anyone. A perfect stay

What a beautiful and spotless home. Everything is as described and true to the photos, although much better in person. We truly enjoyed exploring the local area and everything Ebrington and the surrounding villages have to offer. This home is ideally situated close to all amenities, but still providing a very peaceful and quiet environment. Other than bringing your own food and drink, the house is fully equipped. We loved the hot tub and was a definite highlight. We can’t wait to book again in the summer. Thank you so much !

We have just stayed in Maple House for 3 nights and it was perfect. Remote and private location with all of the amenities that you would need. There is a butchers and fresh vegetable shop a 4 minute walk away and Chipping Campden is around 45 minute walk through beautiful scenery. The local pub, the Ebrington Arms was beautiful. The staff were so friendly and the food was amazing and it is literally across the road from the accommodation. The house itself is beautiful and looks exactly the same as the pictures. It was a beautiful Christmas getaway and the hot tub is a massive bonus! Thank you so much, and we will be definitely staying here again.

Ebrington village is within easy reach of some of the most treasured and popular locations in the Cotswolds, including Chipping Campden (just 2.5 miles away), Moreton-in-Marsh, Broadway, Bourton-on-Water and Stow-on-the-Wold, and it's only two miles from Charingworth Manor wedding venue and 12 miles south of Stratford-upon-Avon. The village has an award-winning pub, two fabulous farm shops (veg/fruit/deli and meat) and some great circular walks through beautiful countryside right from the heart of the village – no extra travel required! Arrival by train is easy too, with Moreton-in-Marsh mainline station only 6.5 miles away.
