Avon Farm Cottages comprises five individual properties that can be booked separately or all together to accommodate larger groups and families. As the largest of the properties, Tythe Barn is perfect for hosting and group dining, and there are trestle tables and spare chairs stored in the barn to accommodate large numbers of guests.
Family events are welcome at the property, but it is our policy not to take bookings for single sex group celebrations, which includes Stag and Hen nights, or groups where the majority are under 25 years.
Set within the owner’s 230-acre arable farm, the five outstanding properties that comprise Avon Farm Estate are decorated to a high standard, and each boasts a large open plan living area (except for the cute and compact Shepherd’s Hut!) There are goats and chickens on the farm, so if you are up early enough, you can help yourself to some fresh eggs or wander around the stables.

Step through the front door of Tythe Barn and you’ll find yourself in the wonderfully spacious, open-plan kitchen-living-dining area that comprises the majority of the ground floor. Stylishly furnished with plenty of light and lofty, beamed ceilings, it makes for the perfect communal space for a big group or family. The Kitchen is fully equipped and immaculately designed, featuring a central island surrounded by workspace and multiple appliances. Featuring a fan oven, electric hob, American Style fridge/freezer + additional fridge, 4-slot toaster, kettle, Nespresso coffee machine, microwave, dishwasher and washer/dryer, the barn is also brimming with every type of glass, crockery and utensil you could need.
The living/dining area boasts a wonderfully high, beamed ceiling, overlooked by the mezzanine corridor leading to the bedrooms above. Featuring plenty of seating including four large sofas, a wall-mounted flat screen Panasonic TV with Xbox 360, a cabinet with plenty of boardgames, various books, a traditional wood burner and dining table with chairs and a bench to seat up to 8-9 guests (trestle tables + extra chairs stored in the cupboard next to the downstairs bathroom) – there’s plenty to keep you entertained.

A spacious twin bedroom, featuring two single beds and a comfortable sofa that can also be transformed into a double sofa bed. Bedroom 3 also benefits from its own flat-screen TV and generous storage area, offering guests plenty of hanging and drawer space in large fitted wardrobes. The bedroom is located on the ground floor and includes a door that leads to the courtyard. (Opposite bedroom 3 you will find a storage cupboard containing the iron + ironing board, trestle tables and spare chairs and the fuse box.)
Head across the mezzanine-style corridor to the mezzanine space. With two reclining chair beds, this space is perfect for relaxing with a book and admiring the farmyard and countryside views, or alternatively they can be converted into beds, creating a sleeping space for two guests. There are also two small tables and lamps.

Points of Note
Avon Farm rules: respect the 10mph limit around the farm; keep to the 20mph limit on Avon Lane; no outside noise after 10 pm; no hot tub use after 8 pm; and lastly, please notify the owners if any outside services have been booked (e.g. a chef or supermarket delivery). When ordering a supermarket delivery choose Avon Farm on the drop-down address menu, and clearly write THE TYTHE BARN in the delivery instructions No additional day guests or overnight guests are allowed unless previously agreed with the owners. Please note, no music systems are allowed outside as they cause a nuisance to other guests at the farm
Please be aware that Avon Farm Estate properties are situated on a working farm where farm machinery is sometimes in operation; therefore, please be vigilant at all times. Children must always be supervised in the communal spaces and when using the hot tub

Great location, excellent accommodation and amenities. The kids loved the farm animals, feeding the chickens and collecting eggs. The hosts were helpful and always available. Would highly recommend.
Great place to book for a country side getaway with friends or family. The area is stunning and the barn itself is spectacular. The Christmas tree and decorations were a lovely touch, as were the bottles of prosecco and welcome hamper. Hot tub ready to go on arrival and robes and slippers provided were great. Would definitely book again.
We had the most incredible and relaxing stay. The highlights were the living room area and hot tub (which was heated and actually very hot! Was amazing in the winter cold). The wood burning fire was also a total treat. Oh and the goats/chickens/blue the dog. The hosts were all very helpful and friendly and we felt very looked after (even though they leave you alone and it’s private, there’s always someone around to be cheerful and help you in an instance). Thank you for such a wonderful stay, we wouldn’t hesitate to recommend to everyone.
Tythe Barn is absolutely beautiful. For 6 of us it was so spacious and comfortable. We loved the fire and the hot tub, keeping us so warm. The farm is idyllic and perfect for a quiet weekend. Excellent hosts, lovely people and communication was great. I wish we were able to stay a little bit longer!

The Tythe Barn was as beautiful as seen in the photos. Serena was incredibly accommodating during check-in and check-out. The cottage is located on a farm, it was so much fun to pet the animals and play with the dog! We will definitely be back!!!
Guests staying at Avon Farm have access to the 230 acres of land, which includes the River Avon, where you can do a spot of fishing (a licence is required). Take a walk through the farmland and you reach the local pub, which is situated on the bank of the river less than 1 mile away. Avon Farm Cottages have secured fishing rights for their stretch of the river, just a short walk from the holiday cottages. Guests are welcome to fish in the river, own equipment and licence required.The farm is also 2 minutes away from the Bristol and Bath cycle track, perfect for cyclists and walkers, and the property is close to Saltford Sailing Club. Surrounded by open countryside, Saltford is also known for its history and has a conservation area, with a restored brass mill (dating to 1720), an old manor house and a church with a Saxon tower. Just 6 miles away is the vibrant heritage city of Bath, which boasts the famous Roman baths, Thermae Bath spa, and the famous Royal Crescent, which is one of Bath’s most iconic landmarks. There are also several National Trust areas nearby, including Dyrham Park and Stourhead House.
