This much-loved family home is a comfortable and spacious rural retreat that puts relaxation centre stage. The easy flow of the house makes for sociable gatherings but also gives quiet spaces where you can escape, relax, and unwind. The large entrance hall leads to a cosy living room with a wood-burning stove, an elegant dining room, a quiet study, and a large well-equipped kitchen. In every room, there are doors out to the rear gardens. The first floor is equally well proportioned with a large, light-filled landing leading to the four bedrooms. The two king-size bedrooms feature ensuite shower rooms, there are two twin bedrooms and a spacious family bathroom with a clawfoot bathtub.
The gardens that surround the Old Hall are part of what makes this house so special. To the front flower-filled borders and neat lawns lead to the front door, surrounded by climbing roses. To the rear, you’ll find a peaceful, sheltered garden with a hanging egg chair, a patio with an outdoor dining table for eight, a charcoal barbecue and a bubbling hot tub, where on clear nights you can star gaze to your heart’s content. There is a wooden gate with steps to an upper-level garden that offers wonderful countryside views and a huge level lawn with a trampoline and football goal. It’s perfect for an abundance of garden games. There is ample parking for three cars on the private driveway.
Ground Floor
Entrance Hall:
From the porch, which is furnished with a seated wooden bench where you can perch to remove outdoor shoes, guests step into a spacious entrance hall. A tiled floor runs throughout and leads to the ground floor living spaces. The high vaulted ceiling over the staircase is the perfect showcase for the statement light fitting, and to one end there’s a large wooden dresser which is filled with books and ornaments.
Dining Room:
The elegant dining room is a wonderful place to gather together for family meals, the polished wooden dining table seats eight guests and double doors to the patio can be thrown open during the warmer weather. Star-gazers will love the telescope placed by the doors.
Living Room:
Spanning the width of the house, this spacious room boasts a comfy four-seater sofa and two armchairs. A large multi-paned bay window overlooks the pretty garden to the front, whilst double doors open to the patio and enclosed garden to the rear. Antique wooden furniture including a grandfather clock creates a warm, welcoming atmosphere and houses all manner of books and games for your entertainment. During the cooler months, light the wood-burning stove for cosy nights in and relax in front of the HD 43” TV with Freeview, which is mounted on the chimney breast above the fireplace. Reading lamps are placed around the room, providing a gentle glow during the evening.
Study:
Overlooking the front of the house, this light-filled room has a large walnut desk placed before the large window, and a plump sofa filled with cushions. With high-speed Wi-Fi, this peaceful, tucked away room is ideal for when work cannot be avoided.
Cloakroom:
This useful ground floor cloakroom has a WC and handbasin and sits to one side of a large built-in storage cupboard.
Kitchen:
The spacious, airy kitchen is the welcoming hub of the house. Pale grey cupboards are topped with dark granite surfaces and a range master oven sits within the chimney alcove. Everything you could possibly need for a self-catering stay can be found including a dishwasher, an under-counter fridge, plenty of bakeware and pots and pans, and lots of storage. A deep enamel butler sink is underneath the window, which looks out to the rear garden and there’s a six-seater dining table and several cookery books if you’re in need of culinary inspiration. The Old Hall is dog-friendly and there’s a large dog crate plus food and water bowls, which guests are welcome to use, by the doors which lead out to the patio and garden.
Utility Room:
This handy space houses the washer dryer, fridge freezer, clothes airer, iron and ironing board, high chair, and storage space. With a door to the side of the house, this is a good place to dry off wet doggies before letting them into the kitchen.
First Floor
A wooden staircase leads to the first floor.
Bedroom One:
Decorated in calming shades of pale grey and cream, this spacious bedroom overlooks the rear and side gardens through stone, multi-paned mullion windows, which are framed with pretty duck-egg blue curtains. There’s a king-size bed, a bedside table with a reading lamp and lots of storage with two double wardrobes and a chest of drawers, topped with a mirror.
Ensuite:
The step-in shower cubicle features a rainfall shower head, WC and a built-in vanity cupboard with a handbasin. There is also a wall-mounted mirror with a light above.
Bedroom Two:
This good size bedroom has twin single beds, which are placed at right angles to each other. There’s a bedside table with a reading lamp and plenty of storage with built-in cupboards. The desk has a mirror above it and can double up as a dressing table. Blue gingham curtains frame the window which looks out over the front garden.
Bedroom Three:
The second spacious twin room has views over the garden and a quiet lane to the front of the house. A night console with a reading lamp sits between the two beds and storage comes in the form of built-in cupboards with a hanging rail and shelves, and a dressing table with a mirror above.
Bedroom Four:
The second king-size room is generously proportioned and boasts a triple wardrobe, three-drawer chest and a bedside table tucked into one side of the bed. There is plenty of light from the windows which look out to the side and over the views to the rear of the house. Shades of pale grey and green make this a peaceful and calming room. There’s also a comfy sofa, where you can relax and curl up with a good book.
Ensuite:
The ensuite shower room features a step-in shower cubicle with a rainfall shower, hand basin and WC. There’s a shelving unit for toiletries and a wall-mounted mirror.
Bathroom / Shower Room:
The main family bathroom has a fabulous standalone clawfoot bath with a mixer tap and handheld shower. There’s a WC and a hand basin with a mirror above and a light, and a chest of drawers provide storage for your toiletries.
Outside
The Old Hall is surrounded by wonderful gardens. To the front there’s a pretty cottage garden with mature plants and trees, a clipped yew hedge creates an entrance arch over the gate. Fragrant roses cascade and tumble across the front and around the door. To the rear there is an enclosed lawn and patio with an eight-seater dining table, hanging egg chair and a fabulous hot tub*. A basketball hoop stands against one wall. From this garden, wander through the wooden gate and up the stone staircase to the upper level, a fabulous level lawn with a trampoline and football goal and views over rolling fields beyond. This is the most wonderful space for garden games and simply sitting and listening to the sound of birdsong filling the air. There is parking for 3 cars on the private drive. *Additional fee applies.
