Rose Barn is a spacious, newly renovated holiday retreat for two, furnished throughout in a contemporary and functional style. The double-height ceiling makes this a bright and airy, one-bedroom, single-floor bolthole that’s perfect for couples wanting to escape to the countryside, with the Cotswolds, Wye Valley and Malvern Hills all on the doorstep and Cheltenham less than 10 miles away. Outside is a small patio with seating and views across the neighbouring property to distant, tree-clad hills. The barn is within 1.5 miles of two popular pubs and there is off-street parking for two cars.
Please be aware that under no circumstances are additional guests above the maximum capacity allowed at the property, for day visits or overnight stays. If you are found to be in breach of this, you will be asked to leave the property and reported.
Turn off a country lane and head down a quiet, residential drive to arrive at Laburnum Farm Estate, the location of a row of three, one-bedroom, self-catering getaways cleverly converted from a single barn. Rose is the middle barn, with Daffodil Barn and Lily Barn to either side.
Inside, Rose Barn is furnished in a sleek and contemporary style with neutral colours and a hint of rose pink in the bedroom. The single-level accommodation includes a spacious, open-plan kitchen-dining-living area - with every facility needed for a self-catering holiday, including a large smart TV - a separate bedroom with a king-size bed and a second smart TV, and a large bathroom, with a walk-in shower and bath. There’s plenty of space to relax in the kitchen, living room or bedroom after a long day out exploring the countryside and local sights.
Rose Barn has a small patio to the front, with a bistro table and two chairs that’s under a wooden portico - a lovely spot to enjoy a reviving cup of tea or glass of wine. To the side of the barn is a large, gravelled forecourt providing dedicated parking for guests in Rose Barn and its companion barns, Daffodil and Lily.
Step through the front door into the open-plan, kitchen-dining-living room, with a double-height ceiling, pendant lights and Velux windows that make this a light and bright space to relax, cook and dine in. Rose Barn has wood-effect flooring throughout, softened with rugs in the living area and bedroom.
The corner kitchen is fully equipped for every need during a self-catering holiday, with an electric oven and hob, microwave (not shown), fridge with freezer compartment, washer-dryer and small appliances, plus all the crockery, glassware and cutlery required to cook and dine. To the side of the kitchen area is a square dining table with four stools, providing an adaptable dining area for guests.
The living area - at the opposite end to the kitchen - is furnished with a large, chaise-end corner sofa, coffee table and 40” smart TV. It’s the perfect place to wind down after a busy day out and about exploring the area’s attractions. A window, with blinds, looks out over the patio to the front.
From the living area, head through a door into the spacious bedroom with a feature rose pink wall and king-size bed. The bed is complemented with bedside tables and reading lamps, with USB-power points to either side, two chests of drawers, a smart TV (32”), and a full-length mirror with a small hanging rail. A rear window, overlooking a private path, adds light to the room.
Between the kitchen and dining area, through a door, is a roomy bathroom with a full-size bath, walk-in shower, rainfall and handheld showerheads, a W.C., a hand basin and vanity unit and a mirror with a light, demister function and shaver point. Two large Velux windows make this a light and bright bathroom while a heated towel rail keeps it warm and cosy.
Rose Barn has a small patio to the front that’s tucked under the wooden portico running the length of the three barns, making it possible to sit outside year-round.

There is a well-stocked Co-operative supermarket and a Warner Budgens in Winchcombe (3.1 miles), and Co-operative in Gotherington (4.5 miles). A large Tesco is in Bishops Cleeve (5.3 miles). Winchcombe also has a range of independent shops including Vale & Hills Family Butchers, which offers fantastic, local meat on the town’s high street, and North’s Bakery for those in search of a fresh morning loaf or delicious baked goodies.

Gretton Fields is ideally located for some excellent walking, particularly around nearby Winchcombe, which is designated as a ‘Walkers are Welcome Town’ a status only awarded to towns and villages that go above and beyond with their walking amenities. Alongside the 42-mile Winchcombe Way which loops in a figure of eight around the town, there is a 2.5-mile circular walk around Sudeley Castle.

Points of Note
The entrance driveway is shared with residential houses, please only park in the designated parking spaces for Rose Barn.
At the time of photography (June 2021), the landscaping and planting to the front of Rose Barn was in its early stages of growth.
Directly opposite Rose Barn is a farm animal haulage yard. It is approximately 50 metres away, with extra-high screening provided making it almost invisible to guests; however, some noise may be heard as vehicles come and go.

Rose Barn itself is amazing. It's newly built/converted barn and has everything you could need. So comfortable, clean and modern interiors, great bathroom, shower, lovely bedroom, very comfortable bed, etc. Great also that toilet paper, washing up liquid, tea towels, towels and bedding, etc were all provided. I couldn't fault the actual apartment. WiFi, TV, Netflix - all there. Also very quiet at night. Property easy to find and the safe-key system worked fine with no fuss. The wider location is also great to use Rose Barn to explore Gloucestershire and we walked from the front door to the beautiful Cotswold town of Winchcombe, around 1.45 hours. Fantastic restaurants and pubs nearby and scenery beautiful.
The only downside is the actual location of property. The patio has no view and looks onto a small field and then a fence, the other side of which is a livestock haulage yard. There was a fair bit of noise in the morning with trailers being power-washed and cattle protesting at being moved around which disturbed the peace of the place. It wasn't all the time and the noise was at a low to medium level, but it did spoil my enjoyment of the lovely patio and chairs. But if you just wanted to use Rose Barn as a very comfortable base to explore the area then I would recommend it.

Gretton Fields is a quiet hamlet just off the Cotswold escarpment that’s close to the charming town of Winchcombe (3 miles), home to Sudeley Castle - one of the Cotswolds most popular attractions - and a wide range of independent boutiques and food shops. The pretty Cotswold village of Broadway, with the GWR steam railway station, is eight miles away whilst the charms of Regency Cheltenham Spa are less than ten miles away and Cheltenham Racecourse is just 6.5 miles away.
