Lying in the northern reaches of the Cotswolds, amidst beautiful rural scenery, Norton Grounds comprises four superb barn conversions, of which Old Mill Barn is one. Surrounded by green fields with gently rolling hills stretching into the distance, Old Mill Barn is a welcoming and cosy rural escape. This pretty conversion is set over two levels and incorporates lots of original features and a stunning, handmade oak staircase. This is the perfect country retreat for four guests with two bedrooms both of which are ensuite, an open-plan kitchen/dining area and snug and a spacious vaulted living room on the first floor.

Full Description
Green fields and the long, tree-lined drive add a real sense of rural living to your arrival and are the perfect backdrop for Old Mill Barn, which forms part of the rear courtyard. This pretty stone barn has a low roof and little windows, giving it an almost chocolate-box appeal.

On the ground floor, you’ll find one of the bedrooms plus a spacious open-plan kitchen/dining and snug area. The original beams for the barn remain, and the feature stone fireplace houses a coal effect electric fire for cosy nights in. The kitchen has a range-style stove and windows to the front and rear allow natural light to flow through. A handmade oak staircase rises to the first floor where there’s a second bedroom and a vaulted living room with wooden beams and a plump corner sofa. Alongside the large Smart TV, there’s also a DVD player with a selection of DVDs, games, and books.

Old Mill Barn has a pretty front garden with a wrought iron table and chairs. Forming part of the 120-acre Norton Grounds Farm you are surrounded by enchanting Cotswold countryside with sheep, horses, and chickens as your neighbours. You’ll find herbs in your garden and around the farm, birdfeeders, bat boxes, beehives, and lots of flowers.

Ground Floor


Entrance Hall:
The wooden front door leads into a tiled entrance hall. There’s a hook for hanging outdoor coats and space for removing muddy boots.

Utility Room:
The handy utility room is where you’ll find the washing machine, central heating boiler and a small freezer.

Kitchen/Dining Room/Snug:
This open-plan space is warm, welcoming, and wonderfully sociable. The well-equipped kitchen area looks out to the front of the cottage and features an electric range-style stove, dishwasher and all the creature comforts needed for a self-catering stay. The original beams of the building can be seen overhead and in the main structure.

There’s a dining table and four chairs and the remainder of the space is designated as a cosy snug. The stone and timber fireplace is a focal point and features a coal-effect electric fire, there’s a comfy two-seater sofa and a Smart TV and a window looking out to the rear.

Bedroom One:
This spacious room has a super-king bed which can be made up as twin beds if required (please ask at time of booking), two bedside tables with reading lamps and a wardrobe with hanging space. There is a window to one side and exposed wooden beams overhead.

Ensuite:
The ensuite is a fully tiled wet room with an electric shower, W.C, small handbasin and a large, frosted window, filling the room with natural light.

First Floor


A beautiful handmade oak staircase rises to the first floor.

Living Room:
The exposed supporting beams and vaulted ceiling give charm and character to this spacious room. There’s a super-comfy corner sofa, coffee table and reading lamps. Natural light comes in through the window on the stairs and the Velux windows to the front of the room. There’s also a Smart TV on the built-in timber shelves, and plenty of books, games, and DVDs for entertainment.

Bedroom Two:
The second of the bedrooms is a king-size room with half wall panelling, a vaulted ceiling, and high windows. Bedside tables and reading lamps sit on either side of the bed and there’s a wardrobe with plenty of hanging space. The pale grey décor of the room adds to the sense of calm.

Ensuite:
The ensuite has a shower cubicle with an electric shower, W.C and handbasin.

Outside


To the front of Old Mill Barn is an enclosed garden with a charcoal barbecue and a table and chairs for four. There is parking for two cars to the side of the barn. Guests have access to a charging point for an electric vehicle.

Supermarkets and Shopping:

In Chipping Campden (3 miles) you’ll find the wonderful Fillet & Bone, an urban farm shop and food emporium, there’s also a Co-op for daily essentials. In Evesham (8 miles) there’s the full complement of supermarkets including Tesco, Aldi, an M&S Food Hall, and Waitrose. There are also some excellent farm shops in the area including Pages Farm Shop (2.5 miles) and Lower Clopton Farm Shop (3.3 miles).

Eating Out:
  • Kings Arms (1.6 miles) – a characterful 17th-century inn and dining room serving excellent local produce
  • Michaels at Woolmarket House (1.6 miles) – celebrating traditional Greek and modern Mediterranean cuisine
  • The Churchill Arms (5.4 miles) – highly regarded 17th-century inn offering classic dishes with a twist

Walks:

In addition to the 120 acres of the farmland, you are spoilt for choice when it comes to walking. The Cotswolds are famed for it, and you are surrounded by glorious countryside. Chipping Campden (3 miles) is the start/finish point for the 103-mile Cotswold Way which runs all the way down to Bath and there are plenty of short sections to enjoy.   • National Trust – Dovers Hill (3 miles) – home to the Cotswold Olimpick Games.
  • Broadway & Broadway Tower (5.4 miles) – one of the prettiest villages in the Cotswolds. Broadway Tower is a Capability Brown designed folly, sitting high on the escarpment offering fabulous views.
  • Adam Henson’s Cotswold Farm Park (12 miles) – much loved by visitors and locals alike this rare breed farm park is a fabulous day out for the whole family.
Travel:
  • Trains: Honeybourne (4 miles) and Evesham (10 miles) have frequent direct services from London Paddington.

  • Norton Grounds comprises Grove Barn, Dovecote, Old Mill Barn and Boddingtons Barn and can be booked together to accommodate 20 guests in total.

Location

Although set in a peaceful and rural spot, Old Mill Barn is close to Cotswold treasures such as Chipping Campden and Broadway, both of which are within a 15-minute drive. The pretty village of Mickleton, home of the ‘pudding club’ where you can indulge in your favourite childhood puddings, and a delightful pub, The Kings Arms is under 2 miles away.
