Tucked into beautiful countryside with fields and gently rolling hills as far as the eye can see, Norton Grounds is a blissfully tranquil spot and Groves Barn is one of four exceptional barn conversions. Set in the northern reaches of the Cotswolds the surrounding landscape is simply breath-taking. Groves Barn offers a stunning design with a wealth of original features including exposed wooden beams. Sleeping eight guests, this dog-friendly escape has an impressive open-plan kitchen, dining and living space, four generous ensuite bedrooms, one of which is fully accessible, and it sits within a private enclosed courtyard. There is plenty of parking for guests and a shared children’s play area, which is perfect for little ones.
As you turn down the long drive, flanked by green fields on either side, the scene is set for a memorable stay. When you reach the end of the driveway Groves Barn is revealed before you. The low, L-shaped Cotswold stone barn is an impressive sight, and it sits perfectly within its surroundings.
The barn is on one level with polished stone floors, soaring beams overhead and benefits from wheelchair access. The focal point of this majestic barn is the exceptional living space which includes a fabulous kitchen and dining area that in turn leads to the equally impressive, light-filled living area. Adding to the wow factor are four spacious bedrooms, each with its own ensuite bathroom, two of which have fabulous clawfoot bathtubs. The fourth bedroom is fully accessible with an ensuite wet room. The interior of Groves Barn offers a real sense of place with original features visible throughout and a gentle palette of colours and soft furnishings. This is a wonderful place for family gatherings of all generations.
Groves Barn sits within its own enclosed courtyard with an expansive terrace, barbecue, and thatched breeze hut, perfect for sheltered evening drinks and dining. Forming part of the 120-acre Norton Grounds Farm you are surrounded by enchanting Cotswold countryside with sheep, horses, and chickens as your neighbours. Birds of prey including magnificent red kites can often be seen lazily circling on the thermals above. You’ll find herbs and strawberries (in season) in your garden and around the farm, birdfeeders, bat boxes, beehives, and lots of flowers.
The front door opens into a hallway which runs along one side of the barn, three of the four bedrooms are located here. There’s a polished stone floor underfoot, a ‘muddy boots’ tray along with coat hooks and a dog bowl if you have a thirsty four-legged friend with you. From the hall, there are two steps into the main living area of the barn.
This vast space is the hub of Groves Barn and a spectacular area for sociable family gatherings. The original beams and roof trusses of the barn remain and are a fabulous focal point, ensuring a real sense of place. The farm-house style kitchen is well equipped with everything you could possibly need hidden away behind the pretty sage green units. The range-style cooker and gas hob plus a microwave and built-in oven mean there is plenty of cooking space and alongside the built-in, under counter fridge and freezer there is also a large freestanding fridge. Enjoy wonderful meals with your friends and family around the oak dining table, which seats eight comfortably before moving through the living room.
Flowing on from the kitchen-dining space, the light-filled living room is a delightful place to relax. Windows run the length of the room overlooking the courtyard and the countryside beyond. Two plump three-seater sofas and a four-seater sofa strewn with cushions and throws, sit around a large coffee table, perfectly placed for card games, epic monopoly battles or just placing your drink, whilst you catch up on your favourite shows on the large Smart TV. There’s also a DVD player and a selection of DVDs in the TV unit, and a Bluetooth sound speaker. A large wall mirror reflects the beautiful countryside and side tables with reading lamps, create a warm and inviting space. One end of the living room is furnished with two upholstered chairs and an Xbox 360 for the gamers in your party.
There is a door to the courtyard which gives wheelchair access to the main living area of the barn and bedroom four.
Three of the four bedrooms are located away from the main living space ensuring a peaceful and restful night’s sleep.
This spacious bedroom is at the far end of the hallway and has beautiful rural views from two windows. The wooden double bed has soft white linens and is flanked by two matching bedside tables, both with reading lamps. There’s plenty of storage for unpacking with a double wardrobe and a large chest of drawers, there’s also a full-length mirror and a comfy easy chair sits by one of the windows. Curl up with a good book or just gaze at the countryside beyond. For those who like to relax in bed with a good film, there’s a wall-mounted TV.
This generously sized ensuite bathroom boasts a fabulous clawfoot bath and a separate shower cubicle with both rainfall and handheld showerheads. The frosted window to the side allows natural light and you’ll also find a WC, handbasin and a wall mirror with a light and a shaver point.
The second bedroom is a large room with twin wooden beds and views towards the rear of the barn. A small wooden chest of drawers is placed between the two beds and acts as a handy bedside table for water glasses and books, it’s also furnished with two reading lamps. There is plenty of space to unpack with a large wardrobe and chest of drawers and this spacious room also features a full-length mirror and a wall-mounted TV.
The ensuite for this bedroom is generous in size and fully tiled. The shower cubicle has both rainfall and handheld showerheads and natural light comes from the skylight set into the roof. There is a WC, handbasin and a wall mirror with a light and a shaving point.
As with all the bedrooms in Groves Barn, this is a beautifully appointed, spacious room with a double wooden bed and lots of space to unpack with a large wardrobe, multi-drawer chest of drawers and bedside tables on either side of the bed. There is a full-length mirror and a wall-mounted TV. The large window looks out to the rear of the barn.
If you love to soak away the cares of the day, then you’ll adore this ensuite which has a large clawfoot bath (no shower). The wooden floorboards add warmth and charm to the room as does the tongue and groove panelling on the wall. There’s also a WC, handbasin and a wall mirror with a shaver point.
This cosy double bedroom lies at the end of the living room and is perfect for those who require a wheelchair accessible room and bathroom. There’s a comfy double bed, wall-mounted TV and as with all the other rooms ample storage with a wardrobe, large chest of drawers and bedside tables. As this room is within the original part of the barn conversion it has a vaulted ceiling framed by original beams.
This is an accessible wet room with a high ceiling and beautiful old beams. The rainfall shower also has a handheld showerhead plus a grab rail and folding seat. There’s also a handbasin, WC with a further grab rail and a call button plus a wall mirror with a light and shaver point
Groves Barn sits within its own courtyard with a gravel parking area for four cars, a patio, which is wheelchair accessible and a fun breeze hut in one corner of the lawn which is a perfect spot for sheltered alfresco dining. There is a wooden picnic-style circular bench and a large charcoal barbecue on the patio and a further dining table and eight chairs in the breeze hut. Relax in the sunshine, surrounded by beautiful countryside with nothing but the sound of birdsong and the wind in the trees to disturb you.

There also some excellent farm shops in the area including Pages Farm Shop (2.5 miles) and Lower Clopton Farm Shop (3.3 miles)

In addition to the 120 acres of farmland, you are spoilt for choice when it comes to walking. The Cotswolds are famed for it, and you are surrounded by glorious countryside. Chipping Campden (3 miles) is the start/finish point for the 103-mile Cotswold Way which runs all the way down to Bath and there are plenty of short sections to enjoy.
